There shall be a 12 foot wide paved roadway between "B" street <br />and "e" street, and between "B" street and the storm drain <br />inlet located at the rear of Lots 25 and 26. <br /> <br />utilities (Water, Sewer and Storm Drain) <br /> <br />24. The design of the water system shall insure that, on an <br />average day, the water pressure would not fall below 40 psi; <br />at the peak hour the pressure would not fall below 30 psi; and <br />with fire flow, the pressure would not fall below 20 psi. All <br />measurements shall be made at the meter. A hydraulic analysis <br />that models the water system shall be submitted for review and <br />approval by the City Engineer with the submittal of the <br />improvement plans. <br /> <br />25. All sanitary sewers and laterals shall be designed to flow by <br />gravity. <br /> <br />26. The applicant shall construct a new sewer pump station in the <br />approximate location shown on the plans. The station shall be <br />of sufficient size to handle this development, that portion of <br />the adjacent 9 lot subdivision on the east side of Foothill <br />Road which is intended to be pumped, and all other future <br />development along Foothill Road as determined by the city <br />Engineer. The station shall be equipped with a standby diesel <br />generator. <br /> <br />The applicant shall install a gravity sewer line on Foothill <br />Road from "A" street northerly to the existing gravity sewer <br />main and install individual sewer laterals to the 9 lots on <br />the east side of Foothill Road. The applicant shall be <br />responsible for the construction of a force main from this new <br />sewage pump station to the existing manhole located on <br />Foothill Road at the northerly end of the development. <br /> <br />27. Unless otherwise approved by the City Engineer all storm drain <br />pipes in the open space areas shall be revised to concrete <br />lined V-ditches. These ditches shall tie into the street <br />drainage system. All inlets that are not adjacent to a <br />dedicated street shall be privately maintained by the <br />individual homeowners or by the Landscape and Lighting <br />District. All storm drain field inlets shall incorporate a <br />permanent desilting basin and shall comply with the City's <br />urban runoff (non-point discharge) ordinance. <br /> <br />28. Unless otherwise approved by the City Engineer, all public <br />storm drain lines shall be within the street right-of-way. <br />All other lines shall be private and maintained by the <br />individual homeowners or through the Landscape and Lighting <br />District. <br />
