<br />Resolution No. PC-92-92 <br />Page 6 <br /> <br />8. If construction of the project approved under PUD-92-1 <br />proceeds before construction of this subdivision, with the <br />developer of PUD-92-1 constructing stone pointe Way from <br />Stoneridge Drive to PUD-92-1, this applicant shall reimburse <br />the developer of PUD-92-1 for costs incurred in constructing <br />stone Pointe Way prior to recordation of the final map for <br />this tract. <br /> <br />9. An on-site archaeological monitor, as recommended in option <br />Two of the "Cultural Resources Assessment of stoneridge <br />Orchards III, City of Pleasanton, Alameda County, California" <br />prepared for West View Properties, Ltd., by Basin Research <br />Associates, Inc., shall be present during all grading and <br />trenching activity that shall occur on the site. If an <br />archaeological site or artifacts are uncovered during <br />development, the Planning Director and City Engineer shall be <br />immediately notified and all construction activity within an <br />area designated by the archaeological monitor shall be stopped <br />until an appropriate survey and evaluation of the site is made <br />and/or until measures are adopted to protect such artifacts, <br />as determined by the Planning Director. <br /> <br />10. with recordation of the final map, the applicant shall enter <br />into a deferred improvement agreement with the City for street <br />improvements to the portion of stoneridge Drive to be located <br />along the southeasterly side of Lots 1-4. street construction <br />shall include, but not be limited to, curb, gutter, sidewalk, <br />landscaping, street structural section, signing and striping, <br />street lights, and underground utilities. Along with the <br />deferred improvement agreement, the developer shall post a <br />bond for the street improvements. <br /> <br />11. This project shall be subject to the Standard Conditions for <br />Tentative Maps, attached hereto and made part of this case by <br />reference. <br /> <br />12. with the first construction phase, the developer shall extend <br />Stone Point Way to the Trenery Drive sites. <br /> <br />13. with recordation of the final map, the developer shall <br />contribute the project's pro-rata share of the noise analysis <br />for the stoneridge Drive Specific Plan area, of the Mohr- <br />Martin sewer extension, and of the East Amador Relief Sewer <br />extension. <br /> <br />15. Lot "B" is a non-buildable lot. Lot "B" shall be merged with <br />Lot "B" in Tract 6164 and with the Chu/Choi/Gharahmat property <br />prior to recordation of the final map. <br />
