The proposed development shall conform substantially to <br />Exhibit "A" (dated "Received, October 23, 1992"), on file with <br />the Planning Department, except as modified by these <br />conditions. <br /> <br />2. The developer shall obtain all building and other applicable <br />City permits for the project prior to the commencement of <br />construction. <br /> <br />3. All conditions of approval of PUD-91-15 (Ordinance No. 1549) <br />shall remain in full force an effect, except as modified by <br />these conditions. <br /> <br />4. This vesting tentative map shall have no further validity, <br />force, or effect in the event that the developer fails to <br />record a final map prior to expiration of the growth <br />management approval for the subject project on December 31, <br />1993. <br /> <br />5. The masonry soundwall along Lot Nos. 1-4 shall match the <br />soundwall design used on the Chu/Choi/Gharahmat development. <br />The developer shall install the soundwall along Lots 1-4 with <br />the first phase of construction. <br /> <br />6. The project developer shall contribute a pro-rata share of the <br />costs of widening EI Charro Road, constructing the stoneridge <br />Drive bridge over the Arroyo Mocho Canal, improving the EI <br />Charro Road/I-580 freeway interchange, and constructing 26- <br />acres of public parks in the Stoneridge Drive Specific Plan <br />area. Payment shall be made with recordation of the final <br />map. <br /> <br />7. with recordation of the final map, the developer shall grant <br />to the developers of PUD-92-1 (Trenery Drive sites), or their <br />successors, an access easement from Glen Isle Avenue cul-de- <br />sac into the PUD-92-1 sites for purposes of providing a second <br />vehicular access from the Trenery Drive sites to stoneridge <br />Drive. Developing this access to the satisfaction of the City <br />Engineer and the Planning Director shall be the responsibility <br />of the developer of PUD-92-1. The exact location of the <br />access easement shall be determined at the final map stage in <br />conjunction with the lotting pattern established for the <br />Trenery Drive properties (PUD-92-1). <br />
