The site is physically suitable for this type of <br />development and density. <br /> <br />All lots are designed to drain to the face-of- <br />curb. Excess storm water run-off will be <br />directed into public street storm drains. <br /> <br />The site is relatively flat. The subject <br />property is not located in the Alquist-Priolo <br />study Zone nor is it sUbject to the 100 year <br />flood. Grading will be limited to filling the <br />site in order to construct building pads and <br />streets and to raising the site grades along <br />stoneridge Drive. <br /> <br />3. The design of the subdivision and proposed <br />improvements will not cause substantial <br />environmental damage or substantially and avoidably <br />injure fish or wildlife or their habitat. <br /> <br />The site is an infill site with no significant <br />animal or plant life. No impact to fish or <br />wildlife or their habitat is anticipated with <br />this project. <br /> <br />4. The design of the subdivision is not likely to <br />cause serious public health problems. <br /> <br />The Stoneridge Drive Specific Plan <br />Environmental Impact Report has analyzed in <br />detail the potential hazards and effects of <br />construction on the subject property. <br />Mitigation measures proposed by the EIR to <br />reduce the impacts to an insignificant level <br />have been constructed by other projects or <br />will be constructed by this project. <br /> <br />Full public street improvements including <br />streets, curb, gutter, and sidewalks, and <br />adequate storm drain, sanitary sewer, and <br />water service facilities are present to serve <br />the site. All on-site utilities will be <br />designed and installed to City standards to <br />ensure the public health and safety will be <br />maintained. <br /> <br />.. <br /> <br />- <br />
