PLANNING COMMISSION CITY OF PLEASANTON

ALAMEDA COUNTY, CALIFORNIA

RESOLUTION NO. PC-92-92

RESOLUTION APPROVING VESTING TENTATIVE TRACT MAP 6505, THE
APPLICATION OF HAYWARD EXCHANGE, INC.

WHEREAS, Hayward Exchange, Inc. has applied for a vesting
tentative map to allow the subdivision of an
approximately 8.0 acre site into 46 paired single-family
lots, two detached single-family lots, and two remainder
lots located southeast of the Stoneridge Drive and stone
Point way intersection; and

WHEREAS, zoning for the property is PUD (Planned Unit Development)
- MDR (Medium Density Residential) and HDR (High Density
Residential) District; and

WHEREAS, at their duly noticed public hearing of October 28, 1992,
the Planning Commission considered all public testimony,
relevant exhibits and recommendations of the city staff
concerning this application; and

WHEREAS, the environmental issues related to this project were
evaluated in conjunction with the stoneridge Drive
Specific Plan Environmental Impact Report; therefore, no
new environmental document accompanies this report; and

WHEREAS, the Planning Commission made the following findings:

1. The proposed map is consistent with the General
Plan.

At 7.4 dwelling units per gross acre, the
proposed project conforms to the stoneridge
Drive Specific Plan's Medium Density
Residential (2-8 du/ac) land use designation
and, therefore, the General Plan Land Use
Element designation for the site.

The project is conditioned to finance its
share of the costs to widen EI Charro Road,
improve the EI Charro Road/I-580 interchange,
construct the stoneridge Drive bridge over the
Arroyo Mocho Canal, and construct 26 acres of
public parks in the specific plan area.

The approved development plan has received
Growth Management Program allocation, meaning
that the project conforms to the City'S
General Plan growth policies in regards to
subdivision.
