<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-92-92 <br /> <br />RESOLUTION APPROVING VESTING TENTATIVE TRACT MAP 6505, THE <br />APPLICATION OF HAYWARD EXCHANGE, INC. <br /> <br />WHEREAS, Hayward Exchange, Inc. has applied for a vesting <br />tentative map to allow the subdivision of an <br />approximately 8.0 acre site into 46 paired single-family <br />lots, two detached single-family lots, and two remainder <br />lots located southeast of the Stoneridge Drive and stone <br />Point way intersection; and <br /> <br />WHEREAS, zoning for the property is PUD (Planned Unit Development) <br />- MDR (Medium Density Residential) and HDR (High Density <br />Residential) District; and <br /> <br />WHEREAS, at their duly noticed public hearing of October 28, 1992, <br />the Planning Commission considered all public testimony, <br />relevant exhibits and recommendations of the city staff <br />concerning this application; and <br /> <br />WHEREAS, the environmental issues related to this project were <br />evaluated in conjunction with the stoneridge Drive <br />Specific Plan Environmental Impact Report; therefore, no <br />new environmental document accompanies this report; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />1. The proposed map is consistent with the General <br />Plan. <br /> <br />At 7.4 dwelling units per gross acre, the <br />proposed project conforms to the stoneridge <br />Drive Specific Plan's Medium Density <br />Residential (2-8 du/ac) land use designation <br />and, therefore, the General Plan Land Use <br />Element designation for the site. <br /> <br />The project is conditioned to finance its <br />share of the costs to widen EI Charro Road, <br />improve the EI Charro Road/I-580 interchange, <br />construct the stoneridge Drive bridge over the <br />Arroyo Mocho Canal, and construct 26 acres of <br />public parks in the specific plan area. <br /> <br />The approved development plan has received <br />Growth Management Program allocation, meaning <br />that the project conforms to the City'S <br />General Plan growth policies in regards to <br />subdivision. <br />
