<br />Resolution No. PC-92-91 <br />Page 6 <br /> <br />13. a) <br /> <br />The applicant shall construct a new sewer pump station in <br />the vicinity of the intersection of Happy Valley Road and <br />Pleasanton-Sunol Road. The station shall be of <br />sufficient size to handle this development, that portion <br />of the adjacent Carriage Garden Subdivision which is <br />intended to be pumped, and all other future development <br />along Happy Valley Road as determined by the City <br />Engineer. The station shall be equipped with a standby <br />diesel generator. The applicant shall install a gravity <br />sewer line from the existing sewer pump station in the <br />Carriage Gardens Development to this new station. <br /> <br />b) The applicant shall be responsible for the construction <br />of a force main from this station to the existing manhole <br />located at the intersection of Sunol Boulevard and <br />Arlington Drive. If, after reviewing the hydraulics of <br />the new station, a four-inch force main will be adequate <br />to handle the anticipated flow as determined by the City <br />Engineer, the applicant may pursue the possibility of <br />utilizing the existing private force main located in <br />Sunol Boulevard with the owner of this line and the City <br />Engineer. The city will require verification of the type <br />and condition of this line prior to agreeing to accept <br />this line for city maintenance. If the force main is <br />acceptable to the City, the applicant shall make a cash <br />contribution to the City as determined by the City <br />Engineer for the eventual upgrade and/or replacement of <br />this line. <br /> <br />c) The applicant may enter into a reimbursement agreement <br />with the City to recover pro-rata reimbursement from <br />other benefitting properties, excepting those lots within <br />the city limits at the time of tentative tract map <br />approval are exempt from any fees associated with the <br />formation of this district. <br /> <br />14. Prior to Final Map approval, an off-haul transportation plan <br />shall be submitted to the City Engineer and Planning Director <br />for review and approval. <br /> <br />15. The applicant shall provide fire hydrants, access and blue dot <br />markers along all public streets in accordance with Fire <br />Department requirements. <br /> <br />16. No fill shall be placed below the 100 year flood elevation of <br />Happy Valley Creek. <br /> <br />17. Unless otherwise approved by the city Fire Marshall, the face <br />of curb radius of all cul-de-sacs shall be 45 feet. <br /> <br />- <br />
