<br />Resolution No. PC-92-91 <br />Page 5 <br /> <br />9. The following modifications shall be made to the proposed <br />improvements to Happy Valley Road and shall be shown on the <br />improvements plan submitted with the Final Map: <br /> <br />a) There shall be no designated bicycle lane on the south <br />side of Happy Valley Road. The paved width of Happy <br />Valley shall be 24 feet, two 12-foot travel lanes. The <br />5 foot wide separated pedestrian/bicycle path on the <br />north side of Happy Valley Road shall be placed within a <br />PSE. <br /> <br />b) Landscape pockets, which include oak trees, shall be <br />installed between the bicycle/pedestrian pathway and the <br />Happy Valley Road edge of curb along Lots #26 and #27. <br />These pockets shall be designed to resemble the landscape <br />pockets created to preserve the oak trees along Lots #28 <br />and #29. <br /> <br />10. The following modifications shall be made to the tentative map <br />to address the Department of Fish and Game's comments and <br />shall be shown on the improvements plans submitted with the <br />Final Map, subject to the approval of the Planning Director: <br /> <br />a) The pedestrian pathway on the east side of the relocated <br />creek shall be removed and the grading in this area shall <br />be adjusted to provide for additional topographic <br />diversity. <br /> <br />b) The rear lot line of Lot #28 shall be shifted 5 to 10 <br />feet away from the creek and the northeastern most corner <br />of Lot #27 shall be removed (approximately 700 sq. ft.) <br />in order to obtain additional separation from the creek <br />area. <br /> <br />c) The pedestrian path on the west side of the project's <br />main road (street "A") shall be shifted away from the <br />creek to the greatest extent feasible. <br /> <br />11. street names for the subdivision shall be shown on the Final <br />Map. These street names shall be from the list of heritage <br />street names on file with the Planning Department. <br /> <br />12. The applicant shall pursue obtaining a pedestrian access <br />easement over that area of land necessary to connect the <br />terminus of the creek trail system to Happy Valley Road from <br />Caltrans. In the event that the easement is granted, the <br />applicant shall extend the trail system to Happy Valley Road. <br />Should the applicant be able to demonstrate to the Planning <br />Director that this connection is technically infeasible, the <br />applicant is relieved of this condition. <br />
