All slopes in excess of 30 feet vertical intermediate benches with concrete v-ditches intervals unless otherwise approved by the City shall have at 25 foot Engineer. 19. The applicants shall prepare all necessary plats and descriptions for the city to abandon that portion of Parcel A, of the adjacent Tract 4372. 20. Prior to City council approval of the Final Map, the applicant shall establish a Landscape and Lighting District for the maintenance of Parcels A, B, C, and D, as part of the Homeowners' CC&R's. The district shall be responsible for the maintenance of the landscaping in these areas and drainage of Happy Valley Creek. The establishment and incorporation of this District shall be subject to the review and approval of the city Attorney and city Engineer. The document establishing and incorporating the District into the Homeowners' CC&R's shall be approved by the City Attorney. 21. The eight-inch sewer main on Happy Valley Road shall be extended easterly to the easterly boundary of this subdivision. 22. section B-B shall be modified to show a 12-foot wide paved road over the sanitary sewer. 23. Erosion control plans are to be resubmitted for City approval, prior to September 1 of each subsequent year after Council approval of the subdivision, until the end of the one year maintenance period following City Council acceptance. 24. Erosion control, on each individual lot, is to be maintained by the developer until a building permit is issued or until the end of the maintenance period; at this time the property owner or homeowners' association shall assume responsibility. 25. Gray water shall be used for dust control or grading activities. This water maybe obtained from the Dublin San Ramon Service District (DSRSD) Wastewater Treatment Plant at 7399 Johnson Drive, Pleasanton. 26. The final landscape plan for the open space areas and street trees shall be reviewed and approved by the Design Review Board prior to the recordation of the Final Map. 27. The project shall not be phased, nor multiple maps filed. All subdivision improvements shall be constructed and approved by the City council prior to occupancy of any units. {end}
