The applicants shall prepare all necessary plats and <br />descriptions for the city to abandon that portion of Parcel A, <br />of the adjacent Tract 4372. <br /> <br />20. Prior to City council approval of the Final Map, the applicant <br />shall establish a Landscape and Lighting District for the <br />maintenance of Parcels A, B, C, and D, as part of the <br />Homeowners' CC&R's. The district shall be responsible for the <br />maintenance of the landscaping in these areas and drainage of <br />Happy Valley Creek. The establishment and incorporation of <br />this District shall be subject to the review and approval of <br />the city Attorney and city Engineer. The document <br />establishing and incorporating the District into the <br />Homeowners' CC&R's shall be approved by the City Attorney. <br /> <br />21. The eight-inch sewer main on Happy Valley Road shall be <br />extended easterly to the easterly boundary of this <br />subdivision. <br /> <br />22. section B-B shall be modified to show a 12-foot wide paved <br />road over the sanitary sewer. <br /> <br />23. Erosion control plans are to be resubmitted for City approval, <br />prior to September 1 of each subsequent year after Council <br />approval of the subdivision, until the end of the one year <br />maintenance period following City Council acceptance. <br /> <br />24. Erosion control, on each individual lot, is to be maintained <br />by the developer until a building permit is issued or until <br />the end of the maintenance period; at this time the property <br />owner or homeowners' association shall assume responsibility. <br /> <br />25. Gray water shall be used for dust control or grading <br />activities. This water maybe obtained from the Dublin San <br />Ramon Service District (DSRSD) Wastewater Treatment Plant at <br />7399 Johnson Drive, Pleasanton. <br /> <br />26. The final landscape plan for the open space areas and street <br />trees shall be reviewed and approved by the Design Review <br />Board prior to the recordation of the Final Map. <br /> <br />27. The project shall not be phased, nor multiple maps filed. All <br />subdivision improvements shall be constructed and approved by <br />the City council prior to occupancy of any units. <br /> <br />{end} <br />
