The proposed development shall conform substantially to the <br />Tentative Map Tract 6581, Exhibit A (dated "Received <br />October 22, 1992"), on file with the Planning Department, <br />except as modified by these conditions. <br /> <br />2. The developer shall obtain all building and other applicable <br />city permits for the project prior to the commencement of <br />construction. <br /> <br />3. This project shall be subject to the Standard Tentative Map <br />Condi tions, attached hereto and made part of this case by <br />reference. <br /> <br />4. All conditions of approval for Case No. PUD-91-03 are hereby <br />referenced and incorporated herein and shall remain in effect <br />and in full force, including all credits and items subject to <br />reimbursement as specified by said conditions. <br /> <br />5. Prior to approval of any Final Map, additional geotechnical <br />work shall be conducted to verify the groundwater assumptions <br />used in the geotechnical report and the site coefficient for <br />the soil profile shall be developed pursuant to section <br />2334(b) of the Uniform Building Code. <br /> <br />6. The improvement plans submitted with the Final Map for the <br />area around the 38" cottonwood tree and 30" oak tree shall be <br />prepared in conjunction with a city certified arborist to <br />ensure the long term health and vigor of these trees. A <br />letter addressing these improvements shall be submitted to the <br />Planning Director in conjunction with the Final Map describing <br />these improvements and preservation measures. <br /> <br />7. The proposed grading under the two trees east of Lots #4 - #6 <br />shall be adjusted to substantially eliminate the grading under <br />these trees. This modification shall be shown on the grading <br />plan submitted with the Final Map. <br /> <br />8. A separated sidewalk shall be installed on the south side of <br />Sunol Boulevard from its present terminus south of Arlington <br />Drive south to the 1-680 northbound off-ramp. Landscaping <br />shall be provided between the sidewalk and edge of curb <br />subject to review and approval of the Planning Director. <br />These details shall be shown on the improvement plans <br />submitted with the Final Map. <br />
