Resolution No. PC-92-91 Page 4 Exhibit "B" conditions of Approval Resolution No. PC-92-91 Tract 6581 1. The proposed development shall conform substantially to the Tentative Map Tract 6581, Exhibit A (dated "Received October 22, 1992"), on file with the Planning Department, except as modified by these conditions. 2. The developer shall obtain all building and other applicable city permits for the project prior to the commencement of construction. 3. This project shall be subject to the Standard Tentative Map Condi tions, attached hereto and made part of this case by reference. 4. All conditions of approval for Case No. PUD-91-03 are hereby referenced and incorporated herein and shall remain in effect and in full force, including all credits and items subject to reimbursement as specified by said conditions. 5. Prior to approval of any Final Map, additional geotechnical work shall be conducted to verify the groundwater assumptions used in the geotechnical report and the site coefficient for the soil profile shall be developed pursuant to section 2334(b) of the Uniform Building Code. 6. The improvement plans submitted with the Final Map for the area around the 38" cottonwood tree and 30" oak tree shall be prepared in conjunction with a city certified arborist to ensure the long term health and vigor of these trees. A letter addressing these improvements shall be submitted to the Planning Director in conjunction with the Final Map describing these improvements and preservation measures. 7. The proposed grading under the two trees east of Lots #4 - #6 shall be adjusted to substantially eliminate the grading under these trees. This modification shall be shown on the grading plan submitted with the Final Map. 8. A separated sidewalk shall be installed on the south side of Sunol Boulevard from its present terminus south of Arlington Drive south to the 1-680 northbound off-ramp. Landscaping shall be provided between the sidewalk and edge of curb subject to review and approval of the Planning Director. These details shall be shown on the improvement plans submitted with the Final Map.
