<br />Resolution No. PC-92-84 <br />Page 2 <br /> <br />The North Sycamore Plan was developed to implement <br />the City's General Plan for the North Sycamore <br />Area. The Sycamore Specific Plan has been found to <br />be consistent with the General Plan policies <br />including development outside 100-year flood zone <br />areas, development on stable soils, construction <br />(future) of semi-custom housing stock, and <br />densities consistent with surrounding properties. <br />Based on the analysis contained within the staff <br />report, the subject development is consistent with <br />both the General Plan and North Sycamore Specific <br />Plan. <br /> <br />3. <br /> <br />The plan is compatible with previously <br />properties in the vicinity and the <br />topographic features of the site: <br /> <br />developed <br />natural, <br /> <br />Throughout the design of this infill project, much <br />consideration has been given to minimizing any <br />potential impacts on the adjacent residential <br />developments. The project has been conditioned so <br />that future grading would be minimized to the <br />greatest extent possible. Additionally, the design <br />of the proposed homes have been developed so that <br />future structures respect the architectural design <br />and privacy of the surrounding development. <br /> <br />4. The grading takes into account environmental <br />characteristics and is designed in keeping with the <br />best engineering practices to avoid erosion, <br />slides, or flooding to have as minimal an effect <br />upon the environment as possible. <br /> <br />The grading details for the site have been <br />essentially dictated by the existing development in <br />the area, as well as the location of roadways. The <br />amount of grading necessary for the implementation <br />of the development plan will be limited. All of <br />the project improvement plans will be reviewed and <br />approved by the City for their compliance to <br />standard soil erosion control practices.
