<br />PLANNING COMMISSION OF THE CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-92-84 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF CASE PUD-92-7, THE <br />APPLICATION OF JAKES LAVEY/DARRYL ALEXANDER <br /> <br />WHEREAS, James Lavey and Darryl Alexander have applied for <br />development plan approval for a Planned Unit Development <br />(PUD) to construct a four-unit single-family residential <br />development located at 547 Sycamore Road, generally the <br />southeast corner of the Sycamore Road/Amber Lane street <br />intersection; and <br /> <br />WHEREAS, zoning for the property is PUD (Planned Unit Development) <br />Medium Density Residential District and PUD- <br />Agricultural; and <br /> <br />WHEREAS, at their duly noticed public hearing of September 23, <br />1992, the Planning Commission considered all public <br />testimony, relevant exhibits and recommendations of the <br />City staff concerning this application; and <br /> <br />WHEREAS, the proposed project is covered by the North Sycamore <br />Specific Plan Environmental Impact Report, therefore no <br />additional environmental document was prepared for this <br />project; and <br /> <br />WHEREAS, the Planning Commission made the following PUD findings <br />for the proposed development plan: <br /> <br />1. The plan is in the best interests of the public <br />health, safety, and general welfare: <br /> <br />The proposed project, as conditioned, meets all <br />applicable city standards concerning public health, <br />safety, and welfare, e.g. vehicle access, geologic <br />hazards (not within a special studies zone), and <br />flood hazards (not within a flood zone). The <br />proposed development is designed to be compatible <br />with the adjacent land uses, as well as the General <br />Plan and North Sycamore Specific Plan designations <br />for this site and all other relevant policies and <br />programs. There is concern, however with making <br />this finding if Amber Lane is not improved and <br />extended as a public street as conditioned. <br /> <br />2.
