<br />Resolution No. PC-92-84 <br />Page 3 <br /> <br />The overall all lotting pattern has been <br />essentially determined by the requirements of the <br />North Sycamore Specific Plan. The site itself is <br />generally flat with piles of discarded debris. The <br />proposed development plan has taken into account <br />the surrounding area as well as the exiting site <br />and is designed to take advantage of the best of <br />the on- and off-site characteristics to fully <br />complement the surrounding area. <br /> <br />6. <br /> <br />Adequate public safety measures have <br />incorporated into the design of the plan: <br /> <br />been <br /> <br />As stated above, all the necessary public safety <br />measures have been incorporated into the design of <br />the plan, or as conditioned for Amber Lane street <br />improvements. <br /> <br />7. The plan conforms to the purposes of the PUD <br />District: <br /> <br />The site's infill character necessitates the PUD <br />zoning for its development. The proposed plan, as <br />conditioned, will substantially comply with the <br />purpose of the PUD District and the North Sycamore <br />Specific Plan. No public amenities are necessary <br />to justify the proposed density. <br /> <br />WHEREAS, the Planning Commission determined that the project is <br />appropriate for the site and conforms to the intent and <br />design standards contained within the North Sycamore <br />Specific Plan. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />section 1. Recommends approval of Case PUD-92-7, the application <br />of James Lavey and Darryl Alexander for development plan <br />approval for a Planned Unit Development (PUD) to <br />construct a four-unit single-family residential <br />development located at 547 Sycamore Road, generally the <br />southeast corner of the Sycamore Road/Amber Lane street <br />intersection, subject to the conditions shown on "Exhibit <br />B," attached hereto and made a part of this case by <br />reference. <br /> <br />section 2. This resolution shall become effective immediately upon <br />its passage and adoption. <br />
