Increased sewer and water demands <br /> <br />Traffic <br />Normally, an increase in unit density means that <br />more automobile trips per day will occur in the <br />neighborhood. However, in this case, the applicant <br />is planning to use the second unit for a daughter <br />who currently resides with him. Thus, with the <br />applicant's daughter occupying the unit, there <br />would not be an increase in traffic in the area. <br />In the future, the unit may be rented. Thus, <br />additional vehicular trips may be generated. Any <br />additional trips from the second unit would be <br />considered minimal and there appears to be ample <br />capacity on the surrounding streets for the <br />approximately 4-6 trips/day which can be expected <br />to be generated by the second unit. <br /> <br />Parkinq <br />A second unit can increase the parking demand <br />because of the unit's additional occupant(s) and <br />visitors. In this case, the proposed three-car <br />garage would be located at the end of an <br />approximately 27 ft. long by 28 ft. wide driveway. <br />The Municipal Code does not address parking for <br />second units. It is important to provide an <br />additional off-street parking space for this second <br />unit, as has been required of previously approved <br />second units. The applicant has agreed to provide <br />one of the parking spaces in the garage for the <br />second unit's exclusive use. The proposed on-site <br />parking spaces are adequate to handle the <br />anticipated parking demands. <br /> <br />Setbacks/Architecture <br />The subject parcel is approximately 16,722 sq. ft. <br />in area, and the second unit would be set back at <br />least 11 ft. from the nearest property line and 38 <br />ft. from the nearest neighboring dwelling. In <br />addition, the applicant has designed the second <br />unit to blend in with the remainder of the house so <br />that it would not be apparent from off-site. <br />Therefore, the second unit would be compatible with <br />the neighborhood. <br />
