Resolution No. PC-92-82
Page 3

Sewer/Water/Service Impacts
Single family dwellings located within the city are
charged a sewer connection fee based on average
daily sewer/water flow of 220 gallons per day.
Second units are calculated at a slightly lower
average of 180 gallons per day. There will be
little or no impact on the existing sewer and
utility system from the proposed second unit.
However, if establishing second units in this area
becomes a trend, more restrictive limitations would
have to be taken to avoid impacting existing
services.

Based on the aforementioned, the project would not
be detrimental to the pUblic health, safety, and
welfare.

c. The proposed conditional use will comply with each
of the applicable provisions of this chapter.

The proposed second unit would be located within a
planned single-family dwelling. The second unit
and home have been designed to comply with all
relevant sections of the zoning ordinance.
Granting a conditional use permit to Robert Byrd is
consistent with the City's ability to regulate
zoning as listed in the Municipal Code Chapter
18.124.

WHEREAS, projects of this nature are categorically exempt from the
requirements of the California Environmental Quality Act
(CEQA); and

WHEREAS, the Planning commission determined that the proposed
conditional use is appropriate for the site.

NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON
RESOLVES THE FOLLOWING:

section 1. Approves Case UP-92-46, the application of Robert W.
Byrd for a conditional use permit to construct a second
unit over a garage of a proposed single-family home
located at 4186 Remillard Court, subject to the
conditions shown on Exhibit "A" attached hereto and made
part of this case by reference.

section 2. This resolution shall become effective 15 days after
its passage and adoption unless appealed prior to that
time.
