Resolution No. PC-92-82
Page 2

a. Additional traffic generation

b. Increased parking demand
c. Setbacks/architectural integration

d. Increased sewer and water demands

Traffic
Normally, an increase in unit density means that
more automobile trips per day will occur in the
neighborhood. However, in this case, the applicant
is planning to use the second unit for a daughter
who currently resides with him. Thus, with the
applicant's daughter occupying the unit, there
would not be an increase in traffic in the area.
In the future, the unit may be rented. Thus,
additional vehicular trips may be generated. Any
additional trips from the second unit would be
considered minimal and there appears to be ample
capacity on the surrounding streets for the
approximately 4-6 trips/day which can be expected
to be generated by the second unit.

Parkinq
A second unit can increase the parking demand
because of the unit's additional occupant(s) and
visitors. In this case, the proposed three-car
garage would be located at the end of an
approximately 27 ft. long by 28 ft. wide driveway.
The Municipal Code does not address parking for
second uni ts. It is important to provide an
additional off-street parking space for this second
unit, as has been required of previously approved
second units. The applicant has agreed to provide
one of the parking spaces in the garage for the
second unit's exclusive use. The proposed on-site
parking spaces are adequate to handle the
anticipated parking demands.

Setbacks/Architecture
The subject parcel is approximately 16,722 sq. ft.
in area, and the second unit would be set back at
least 11 ft. from the nearest property line and 38
ft. from the nearest neighboring dwelling. In
addition, the applicant has designed the second
unit to blend in with the remainder of the house so
that it would not be apparent from off-site.
Therefore, the second unit would be compatible with
the neighborhood.
