<br />Resolution No. PC-92-82 <br />Page 3 <br /> <br />Sewer/water/Service Impacts <br />Single family dwellings located within the city are <br />charged a sewer connection fee based on average <br />daily sewer/water flow of 220 gallons per day. <br />Second units are calculated at a slightly lower <br />average of 180 gallons per day. There will be <br />little or no impact on the existing sewer and <br />utility system from the proposed second unit. <br />However, if establishing second units in this area <br />becomes a trend, more restrictive limitations would <br />have to be taken to avoid impacting existing <br />services. <br /> <br />Based on the aforementioned, the project would not <br />be detrimental to the public health, safety, and <br />welfare. <br /> <br />c. The proposed conditional use will comply with each <br />of the applicable provisions of this chapter. <br /> <br />The proposed second unit would be located within a <br />planned single-family dwelling. The second unit <br />and home have been designed to comply with all <br />relevant sections of the zoning ordinance. <br />Granting a conditional use permit to Robert Byrd is <br />consistent with the city's ability to regulate <br />zoning as listed in the Municipal Code Chapter <br />18.124. <br /> <br />WHEREAS, projects of this nature are categorically exempt from the <br />requirements of the California Environmental Quality Act <br />(CEQA); and <br /> <br />WHEREAS, the Planning Commission determined that the proposed <br />conditional use is appropriate for the site. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />section 1. Approves Case UP-92-46, the application of Robert w. <br />Byrd for a conditional use permit to construct a second <br />unit over a garage of a proposed single-family home <br />located at 4186 Remillard Court, subject to the <br />conditions shown on Exhibit "A" attached hereto and made <br />part of this case by reference. <br /> <br />section 2. This resolution shall become effective 15 days after <br />its passage and adoption unless appealed prior to that <br />time. <br />
