<br />19. The applicant shall construct deceleration lanes on Stanley <br />Bou1evard at the intersection of Ca1ifornia Avenue and at the <br />most easterly entrance, to the satisfaction of the City <br />Engineer. <br /> <br />20. All drainage shall be maintained within the property unless <br />drainage easements are obtained from the adjacent off-site <br />property owners. <br /> <br />21. The traffic signal and striping on Stanley Boulevard and <br />California Avenue shall be modified to accommodate the new leg <br />of the intersection. The applicant shall pay his pro-rata <br />share of these improvements. In the event that this project <br />precedes the adjacent California Reflections residential <br />development, the applicant shall install these improvements <br />and may enter into a reimbursement agreement with the <br />developer of that property. <br /> <br />22. All on-site streets and utilities (water, sanitary sewer, and <br />storm drain) shall be private and maintained by the owner. <br />The sanitary sewer shall be designed in accordance with the <br />Uniform Plumbing Code. <br /> <br />23. The developer shall pay a pro-rata share of the reconstruction <br />of the intersection of Stanley Boulevard and Valley Avenue, as <br />determined by the City Engineer. Said share shall be paid <br />prior to the issuance of any building permits for the project. <br /> <br />24. The developer shall pay a pro-rata share of the construction <br />of the sanitary sewer from the Stanley Business Park as <br />indicated in previous agreements with the City. <br /> <br />25. The applicant shall pay a pro-rata share, as determined by the <br />City Engineer, of the ultimate widening of Stanley Boulevard <br />from California Avenue to Valley Avenue, including but not <br />limited to the construction of the remaining portions of 2 <br />east bound travel lanes and a disabled vehicle lane, the <br />extension of the median island (including the installation of <br />the appropriate irrigation and landscaping), the removal and <br />reconstruction of the existing bike lane on the south side <br />with a new 8 foot wide concrete sidewalk (approximately 300 <br />feet); and the construction of a bus turnout and shelter at <br />intersection of California Avenue and Stanley Boulevard. The <br />applicant shall enter into a deferred improvement agreement <br />for the construction of these improvements that shall be <br />recorded with the deed to the property prior to the final <br />occupancy of any buildings. In addition, the applicant shall <br />bond for his pro-rata share of these improvements in a manner <br />acceptable to the city Attorney. Payment for the applicant's <br />share of these improvements shall be due at the time the city <br />awards a contract for these improvements. <br />
