<br />11. Any cargo containers to be located and used on the project <br />site shall be painted to match the tan stucco color of the <br />buildings. These cargo containers may not be located on the <br />site until such time as the proposed buildings in front of the <br />storage areas are constructed and landscaping installed. <br /> <br />12. The two landscape planter medians located along the northern <br />property line shall be increased by reducing the driveway <br />width to 20' in those areas. The planter width shall be 8' to <br />10' depending on the width of the adjacent driveway aisle. <br />The proposed landscape plan for these planting areas shall be <br />revised to include additional landscaping. An additional <br />landscape planter median, with a minimum 5' width, shall be <br />located along the northern property line at the western <br />entrance to the project. The design and configuration of this <br />planter median shall be subject to the review and approval by <br />the Planning Director prior to the issuance of a building <br />permit for the site. The applicant shall also submit a <br />landscape plan for this planter area that would contain a <br />variety of trees, shrubs, and groundcover. The applicant <br />shall coordinate the planter screen background at the westerly <br />entrance with Kaufman and Broad. <br /> <br />13. The four end building elevations of the two mini-storage <br />buildings on site Plan 1A shall be modified in design to <br />include the scored stucco arch design used along the front <br />elevations of those same buildings. The end elevations of the <br />mini-storage should resemble the "typical end elevation" shown <br />on Sheet 4 for the warehouse/small office buildings. <br /> <br />14. A detailed description of the sign program for the complex <br />shall be submitted for the review and approval by the Planning <br />Director prior to the issuance of a building permit. This <br />sign program shall include the specific details of the non- <br />illuminated tenant signs which shall be permitted and shall <br />include the materials, colors, and letter height and style. <br /> <br />15. The building colors shall provide a greater contrast than <br />those on the building at st. John/Peters; colors shall be <br />revised if necessary, subject to staff approval. <br /> <br />16. The applicant shall submit a site plan to the Planning <br />Director for review and approval of any proposed fence <br />partitions and cargo containers to be located in the area <br />designated for open storage/cargo containers. <br /> <br />17. All drive aisles shall be designed to the satisfaction of the <br />ci ty Engineer, such that a single unit truck can traverse <br />through the parking lots and drives. <br /> <br />18. The drive aisle opposite the most easterly driveway entrance <br />on Stanley Boulevard shall be striped for one way circulation. <br /> <br />II <br />
