<br />8. A final landscape plan and irrigation plan shall be submitted <br />for the review and approval by the Planning Director as part <br />of the building permit plan set prior to issuance of an on- <br />site permit. said landscape plan shall be consistent with the <br />approved landscape plan plus any conditions of approval, and <br />shall be detailed in terms of species, location, size, <br />quantities, and spacing. The following modifications to the <br />proposed landscape plan should be completed. <br /> <br />A. Three 15 gal. Chinese pistache trees shall be <br />planted between the four existing walnut trees <br />located at the westernmost end of the proj ect' s <br />stanley Boulevard frontage. <br /> <br />B. Additional shrubs shall be added in the parking lot <br />planter medians, the landscape areas along the ends <br />of the buildings, and the small planter areas <br />projecting out from the sidewalk in the front of <br />the buildings. The plan shall also be revised to <br />show a greater number of large shrubs on all areas <br />of the site, especially in the areas immediately <br />adjacent to the buildings. <br /> <br />C. Several additional trees shall be planted on the <br />site along the eastern property line in the <br />landscape area adjacent to the parking lot in site <br />Plan 1. On both site Plan 1 and lA, two additional <br />trees shall be planted at the easternmost corner of <br />the site. The final location of trees shall be <br />subject to confirmation by the city and the <br />applicant. The proposed irrigation system for the <br />subject site shall be designed to irrigate these <br />two off-site trees. <br /> <br />D. A larger scale, quick-growing accent tree shall be <br />substituted for the crape myrtle, subject to <br />Planning Department staff approval. <br /> <br />9. Any backflow prevention devices (double check valves) <br />installed with the development shall be painted forest green <br />(pantone Color System Number 2030) and shall be screened with <br />shrubbery. The shrubbery shall be of a species and planted at <br />a density to satisfactorily screen the device and shall be <br />designed to blend with adj acent landscaping. All such devices <br />shall be shown on the plans submitted for issuance of building <br />permits. The adequacy of such screening shall be determined <br />by the Planning Department prior to issuance of building <br />permits. <br /> <br />10. The height of the proposed cyclone fence shall be 8' instead <br />of the 10' shown on the site plan. The cyclone fence shall be <br />constructed with redwood slats to obscure the view through the <br />fence. <br />
