<br />EXHIBIT A <br />RESOLUTION PC-92-75 <br />CASE PUD-92-06 <br /> <br />1. The proposed development shall conform substantially to the <br />site plans, elevations, list of uses, and related materials, <br />Exhibit A (dated "Received July 31, 1992"), on file with the <br />Planning Department, except as modified by these conditions. <br /> <br />2. The developer shall obtain all building and other applicable <br />City permits for the project prior to the commencement of <br />construction. <br /> <br />3. The applicant shall comply with all of the recommendations and <br />guidelines listed in the tree report prepared by Hortscience <br />dated January 20, 1986, for the preservation of the existing <br />trees to be retained along the project frontage. The <br />applicant shall arrange for the horticultural consultant to <br />conduct a field inspection prior to the issuance of grading <br />permits to ensure that all recommendations have been properly <br />implemented. The consultant shall certify in writing that <br />such recommendations have been followed. <br /> <br />4. The applicant shall effectively screen from view all ducts, <br />meters, air conditioning equipment, and any other mechanical <br />equipment, whether on the structure, on the ground, or on the <br />roof, with materials architecturally compatible with the main <br />structure. Screening details shall be shown on the plans <br />submitted for issuance of building permits, the adequacy of <br />which shall be determined by the Planning Director. <br /> <br />5. The applicant shall submit a final lighting plan for the <br />building and the site for the review and approval of the <br />Planning Director prior to issuance of building permits. <br />Lighting shall be directed away from adjacent residences. <br /> <br />6. The applicant shall enter into an agreement with the city, <br />approved by the City Attorney, which guarantees that all <br />landscaping and open space areas included in this project will <br />be maintained at all times in a healthful, attractive and weed <br />free manner. Said agreement shall run with the land for the <br />duration of the existence of the structures located on the <br />subject property. <br /> <br />7. The location of any pad mounted transformers shall be subject <br />to approval by the Planning Division prior to issuance of a <br />building permit. Such transformers shall be located at the <br />rear of the site and shall be screened by landscaping or <br />contained within an enclosure matching the building and with <br />corrugated metal gates. All transformers shall be shown on <br />the plans submitted for issuance of building permits; the <br />applicant shall arrange their location with PG&E prior to <br />submittal of building plans. <br />
