EXHIBIT A RESOLUTION PC-92-75 CASE PUD-92-06 1. The proposed development shall conform substantially to the site plans, elevations, list of uses, and related materials, Exhibit A (dated "Received July 31, 1992"), on file with the Planning Department, except as modified by these conditions. 2. The developer shall obtain all building and other applicable City permits for the project prior to the commencement of construction. 3. The applicant shall comply with all of the recommendations and guidelines listed in the tree report prepared by Hortscience dated January 20, 1986, for the preservation of the existing trees to be retained along the project frontage. The applicant shall arrange for the horticultural consultant to conduct a field inspection prior to the issuance of grading permits to ensure that all recommendations have been properly implemented. The consultant shall certify in writing that such recommendations have been followed. 4. The applicant shall effectively screen from view all ducts, meters, air conditioning equipment, and any other mechanical equipment, whether on the structure, on the ground, or on the roof, with materials architecturally compatible with the main structure. Screening details shall be shown on the plans submitted for issuance of building permits, the adequacy of which shall be determined by the Planning Director. 5. The applicant shall submit a final lighting plan for the building and the site for the review and approval of the Planning Director prior to issuance of building permits. Lighting shall be directed away from adjacent residences. 6. The applicant shall enter into an agreement with the city, approved by the City Attorney, which guarantees that all landscaping and open space areas included in this project will be maintained at all times in a healthful, attractive and weed free manner. Said agreement shall run with the land for the duration of the existence of the structures located on the subject property. 7. The location of any pad mounted transformers shall be subject to approval by the Planning Division prior to issuance of a building permit. Such transformers shall be located at the rear of the site and shall be screened by landscaping or contained within an enclosure matching the building and with corrugated metal gates. All transformers shall be shown on the plans submitted for issuance of building permits; the applicant shall arrange their location with PG&E prior to submittal of building plans.
