<br />Kottinger Hills water tank shall be installed and in <br />operation before work begins on modifications to the Grey <br />Eagle pump station in order to minimize impacts on water <br />service to surrounding residents. <br /> <br />Fire Protection <br /> <br />61. The developer shall submit a wildfire management plan for <br />the residential and golf course portions of the project for <br />review and approval by the Planning Director prior to <br />approval of the tentative map. The plan shall anticipate <br />the fire risk associated with the construction of residences <br />and installation of project and private l~ndscaping. The <br />plan shall provide for a minimum 30 foot wide buffer between <br />all lots and any non-irrigated open space which shall be <br />graded so as to accommodate necessary maintenance <br />(i.e. periodic weed abatement activities). The plan shall <br />recommend measures for brush control and vegetation removal, <br />while being sensitive to the needs of existing fauna which <br />may need vegetation for forage or shelter. The plan shall <br />be reviewed and approved by a qualified wildlife biologist <br />and by the City's Fire Marshal. The wildfire management <br />plan for the residential portion of the project shall be <br />incorporated into the project CC&R's. The responsibility <br />for management of the plan within the residential area shall <br />rest with the homeowners association, "landscape, lighting, <br />and maintenance district", or other method satisfactory to <br />the Planning Director. Management of the plan on the golf <br />course property shall be the responsibility of the golf <br />course owner. <br /> <br />62. The project shall incorporate the following development <br />features and/or standards relative to fire management: <br /> <br />a. All residential structures in the development shall be <br />required to be equipped with automatic fire sprinkler <br />systems; the design criteria for residential fire <br />sprinkler systems shall be subject to approval by the <br />Fire Marshal; <br /> <br />b. All residential structures in the development shall be <br />required to be constructed with Class A fire retardant <br />roofing materials; <br /> <br />c. The minimum size water service line from the water main <br />to the property line or meter shall be 1~ inch unless <br />otherwise approved by the Fire Marshal; <br /> <br />d. <br /> <br />Hose bibs shall be required on all sides <br />structures, and an area at least 20 feet <br />each residence shall be equipped with an <br />system for lots which abut non-irrigated <br />areas; and <br /> <br />of residential <br />wide around <br />irrigation <br />open space <br /> <br />" <br /> <br />II ,.
