<br />55. The golf course developer/operator shall construct a well or <br />well field and shall use such well water as is reasonably <br />available at the site for golf course irrigation. The golf <br />course irrigation system, and any irrigation in open space <br />areas, shall be designed to utilize well water and/or <br />recycled water. Should reclaimed water become available <br />within an economically feasible distance of the site, as <br />determined by the Planning Director, the golf course <br />operator shall cooperate with the city in its use of city <br />potable water to minimize its impact on the operation of the <br />City's water system. The golf course shall incorporate <br />water-saving features in its design; such features may <br />include water-conserving grass species, soil water sensors, <br />water-efficient sprinkler systems, tee, fairway, and green <br />design; and such other measures as may be feasibly <br />incorporated into the golf course layout as proposed which <br />will minimize water use. The golf course developer shall <br />also design one or more of the golf course lakes to allow <br />Fire Department emergency access to emergency water, if <br />determined to be desirable and feasible by the city's Fire <br />Chief and Planning Director. <br /> <br />56. All structures within the development shall be equipped with <br />low flow water fixtures. <br /> <br />57. The volume of the proposed water tank shall be 500,000 <br />gallons. The volume may be adjusted downward by the City <br />Engineer as a function of the final number of residential <br />lots approved for the development. The final design, <br />location, and elevation of the water tank shall be subject <br />to review and approval by the City Engineer prior to <br />approval of the final map. <br /> <br />58. House pad elevations within the residential area shall not <br />exceed 800 feet in order to ensure 110 feet (48 psi) static <br />water pressure (on the first floor) and 40 psi minimum <br />pressure. The city Engineer may require oversized water <br />meters and service pipes for houses with pads that are at or <br />near 800 feet elevation. <br /> <br />59. The design for the Kottinger Hills pump station shall be <br />subject to review and approval by the City Engineer prior to <br />approval of the final map. The pump station (including <br />secondary backup pump facilities) shall be designed to <br />provide adequate capacity as determined by the City <br />Engineer. <br /> <br />60. The Grey Eagle Pump station shall be modified to provide <br />approximately 380 gpm of capacity to boost water into Zone A <br />with a second 380 gpm pump installed as a backup. The pumps <br />and piping modifications shall be accomplished within the <br />existing Grey Eagle pump station building. These <br />modifications shall be subject to review and approval by the <br />city Engineer prior to approval of the final map. The <br /> <br />,. <br /> <br />. <br />
