<br />Sanitary Sewer Service <br /> <br />50. The developer acknowledges that the City of Pleasanton does <br />not guarantee the availability of sufficient sewer capacity <br />to serve this development by the approval of this case, and <br />that the developer agrees and acknowledges that building <br />permit approval may be withheld if sewer capacity is found <br />by the City not to be available. <br /> <br />51. The redesign of Hearst Drive noted above shall include the <br />realignment of the street near the intersection with the <br />club house parking lot to reduce the fill over the sanitary <br />sewer line to a maximum of 15 feet. Alternatively, the . <br />sanitary sewer line may be realigned outside of the roadway <br />alignment to reduce the fill over the line. An all-weather <br />access road shall be constructed to any manholes that fall <br />outside of the street. The revised alignment shall be <br />included for review and approval by the Planning commission <br />in conjunction with the tentative map. <br /> <br />52. If a sanitary sewer lift station is installed for use by the <br />development and if it is accepted by the City for <br />maintenance and operation, an agreement shall be completed <br />between the City and the developer prior to the approval of <br />the development to the effect that the developer will <br />provide a maintenance and operation fund for a minimum <br />ten-year period. <br /> <br />Water Service <br /> <br />53. The developer acknowledges that the City of Pleasanton does <br />not guarantee the availability of sufficient water to serve <br />the project. The City shall withhold building permits for <br />the project if, at the time building permits are applied <br />for, mandatory water rationing is in effect, unless the City <br />has adopted a water offset program and unless the developer <br />is participating in the program. The developer shall <br />receive "credit" for anyon-site well water used to irrigate <br />the development. Notwithstanding the developer's <br />participation in a water offset program, the City may <br />withhold building permits if the City determines that <br />sufficient water is not available at the time building <br />permits for the project are applied for. <br /> <br />54. The developer shall provide a hydraulic analysis of both the <br />Bonde Zone and Zone A for review and approval by the city <br />Engineer prior to filing the tentative map to determine the <br />adequacy of the existing pump stations, water lines, and <br />storage capacity to support the proposed development and <br />golf course. Should improvements be required, the developer <br />shall pay the City on a pro-rata basis for the cost of <br />installing additional piping, upgrading pump stations, or <br />other required improvements. The method and amount of the <br />payment shall be as determined by the City Engineer. <br />
