<br />e. A slope creep analysis; <br /> <br />f. Recommended setback requirements from cut and fill <br />slopes for structures and other improvements; <br /> <br />g. A fill settlement analysis and monitoring program to <br />minimize the impacts of differential settlement; and <br /> <br />h. A seismic hazards analysis. <br /> <br />The applicant shall adhere to the recommendations of this <br />additional information as approved by the City Engineer. <br /> <br />32. The developer shall submit an erosion control plan developed <br />by an experienced erosion control specialist for review and <br />approval by the City Engineer in conjunction with the first <br />final map and improvement plans. Cut and fill grading and <br />all "replacement" channels shall be engineered such that <br />sediment does not enter downstream drainage channels. The <br />final design of all on-site drainage swales shall be shown <br />in the final map improvement plans. <br /> <br />33. The developer shall apply and receive approval for a <br />National Pollutant Discharge Elimination System (NPDES) <br />permit prior to the start of any grading. The provisions of <br />the approved permit shall be followed during construction. <br /> <br />34. Fill slopes located above natural slopes ("sliver fills") <br />shall not exceed a maximum of 3:1 slope unless otherwise <br />approved by the City Engineer. <br /> <br />35. The developer shall submit a revised analysis of impacts to <br />ephemeral or seasonal aquatic habitat in drainage channels <br />of the project site based on modifications to the site plan <br />noted earlier for review and approval by the Planning <br />Commission in conjunction with the tentative map. The <br />analysis shall be accompanied by a channel restoration <br />and/or wetlands replacement plan which accomplishes the <br />requirements listed in Mitigation Measure 6-2 of the project <br />EIR in order to reduce the adverse environmental effects on <br />aquatic habitat in drainage channels. <br /> <br />36. The developer shall submit a site management plan which <br />provides for the future protection of aquatic habitat <br />downstream of the project site for review and approval by <br />the Planning Commission in conjunction with the tentative <br />map. This plan shall include 1) baseline studies based on <br />pre-construction conditions to establish existing water <br />quality during periods of winter flow, and 2) provisions for <br />the handling of street and golf course runoff such that <br />water contaminated with pollutants from streets and the golf <br />course is not discharged into aquatic habitat downstream of <br />the project site. <br /> <br />II <br /> <br />" <br />
