<br />37. Residential lots shall be graded in accordance with sections <br />2907(b)(5) and 70l2(d) of the 1988 Uniform Building Code, <br />unless otherwise approved by the City Engineer. <br /> <br />38. The storm drain inlets from the open space areas shall be <br />relocated closer to the street or maintained privately. <br />These inlets shall incorporate permanent desilting basins. <br />The final design and layout of these improvements shall be <br />subject to review and approval by the City Engineer prior to <br />recordation of a final map for the development. <br /> <br />39. Unless otherwise approved by the City Engineer, all pUblic <br />storm drain lines shall be within the street right-of-way. <br />All other lines shall be private and maintained be the <br />individual homeowners, golf course, or homeowners <br />association. <br /> <br />40. The storm drainage from each lot shall be directed to the <br />street or an approved storm drain system unless otherwise <br />approved by the Building Official and city Engineer. <br /> <br />41. The developer's engineer shall verify that the capacity of <br />the storm drain retention basins near the westerly property <br />line are adequate to handle storm drain run-off from the <br />project. The developer shall mitigate any storm drain <br />problems that exceed the normal expected run-off associated <br />with this development to the satisfaction of the City <br />Engineer. <br /> <br />42. The developer shall be responsible for the installation of <br />the street lighting system to serve the development. The <br />street lights shall be 70 watt, high pressure sodium vapor <br />units mounted on galvanized steel poles (or other materials <br />and design acceptable to the Planning Director and city <br />Engineer) with poured in place bases, on the LS-1C schedule <br />per City requirements and PG&E standard details, unless <br />otherwise specifically approved. If the lighting plan <br />approved by the Design Review Board utilizes lights that are <br />not a PG&E standard, the homeowners association or <br />"landscape, lighting, and maintenance district" shall pay <br />the difference between the operating and maintenance costs <br />of the selected light and the City standard light. <br /> <br />utilities and streets <br /> <br />43. All utilities required to serve the development, including <br />but not limited to electric power distribution, gas <br />distribution, communication service, and any required alarm <br />systems, shall be installed underground in a joint utility <br />trench unless otherwise specifically approved by the City <br />Engineer or Director of Building Inspection. <br /> <br />44. The developer shall dedicate to the city for street <br />right-of-way purposes those parcels of land intended to be <br /> <br />;1 <br />
