<br />G. The Emergency Fuel Shutoffs for the fueling island shall be <br />adequately identified and marked as such. Additionally, no <br />materials, equipment, storage sheds, etc. shall be placed <br />to obscure a direct view of the fuel island from the <br />Emergency Fuel Shutoffs. <br /> <br />H. The audible alarm of the fuel tank monitor system shall be <br />operable at all times and shall not be silenced. <br /> <br />I. Any container which is employed for storing hazardous <br />wastes culled from the transfer station picking operation <br />shall contain spill clean-up kits for spilled materials, <br />and any container employed for storage of batteries shall <br />have a secondary containment for the batteries stored <br />inside. <br /> <br />J. Quarterly inspections (at a minimum) of the site shall be <br />performed by the city's Hazardous Materials Specialist, and <br />a written report of observed violations shall be submitted <br />to the applicant and to the Planning Director. The <br />applicant shall have fifteen (15) days from the date of the <br />letter to remedy any and all listed violations. Should <br />further inspection indicate that violations have not been <br />remedied, the applicant shall be served a Notice of <br />Violation, and shall have fifteen (15) days to remedy all <br />violations, at which time the Planning Department shall <br />schedule the use permit for review by the Planning <br />commission. <br /> <br />K. The applicant shall ensure that the above conditions are <br />adhered to within thirty (30) days of approval of the use <br />permit, and are adhered to on a continual basis. <br /> <br />7. site Traffic/circulation Improvements <br /> <br />A. The applicant shall submit an updated on-site circulation <br />plan with striping and signing indicated to the <br />satisfaction of the city Engineer to eliminate any <br />confusion while entering or exiting all driveways. All <br />lane lines shall be white, center lines shall be yellow, <br />and turning arrows shall be painted white. All driveways <br />and lanes reserved solely for transfer station vehicles <br />shall be so-indicated. <br /> <br />B. The applicant shall construct to the satisfaction of the <br />City Engineer, a stacking/deceleration lane on Busch Road <br />from the most westerly driveway approximately 200 feet <br />westward. This stacking/deceleration lane shall be located <br />within the existing Busch Road right-Of-way. Improvement <br />plans for said lane shall be submitted to the City Engineer <br />for review and approval within ninety (90) days and <br />construction shall be completed within 12 months of the <br />date of approval of this use permit. <br />
