<br />B. The applicant shall submit to the City's Fire Department, <br />for its review and approval, a Hazardous Materials <br />Management Plan within ninety (90) days of approval of this <br />use permit. said Plan shall include, but not be limited <br />to: a list of all hazardous materials used on-site; <br />location of hazardous materials storage area; treatment of <br />hazardous materials found in refuse; shipment of hazardous <br />materials to appropriate disposal areas; and shall describe <br />in full hazardous materials handling and storage standards <br />to which the site and all its operations shall be subject, <br />procedures for a hazardous materials emergency, and <br />employee training in recognizing and treating hazardous <br />materials. <br /> <br />At least one copy of said Plan shall be kept on-file with <br />the city's Fire Marshall, at least one copy shall be kept <br />on-site and at least one copy shall be filed (when <br />required) with each and any local or state agency <br />responsible for monitoring or permitting any activities on <br />site. The Plan shall be subject to annual review, and <br />shall be revised as necessary. The applicant shall provide <br />the city's Planning Department with a statement of the <br />Plan's annual review. Should the City's Fire Department, <br />or any responsible agency, determine that the Plan is <br />inadequate, or that on-site hazardous material handling and <br />storage measures are insufficient, the applicant shall have <br />ninety (90) days to remedy the problem before the use <br />permit is subject to review by the Planning Commission. <br /> <br />C. The entire site shall be maintained in accordance with <br />standards identified in the Hazardous Materials Plan and <br />Fire Prevention/Emergency Plan, and in accordance with all <br />State-required standards for storage and maintenance of <br />hazardous and/or flammable materials, and all required <br />standards for fire prevention and emergency response for <br />operations monitored and/or permitted by responsible state <br />or local agencies. <br /> <br />D. All compressed gas cylinders shall be chained, to the <br />satisfaction of the city's Hazardous Materials Specialist. <br /> <br />E. All areas in which oil, chemicals, or other debris have <br />accumulated shall be cleaned properly and all waste <br />disposed of accordingly, to the satisfaction of the City'S <br />Fire Department. <br /> <br />F. Waste oil storage areas must be completely encircled by a <br />containment berm, coated with a "liquid-tite" seal. All <br />waste oil storage bins shall be properly identified with <br />hazardous waste accumulation labels or markings. Storage <br />bins containing used oil filters shall be covered and <br />marked. No accumulation of waste oil or oil filters shall <br />be permitted to occur outside of properly constructed waste <br />storage areas. <br />
