<br />I. storage and rental of storage sheds, containers, and <br />portable toilets, including: administrative office <br />incidental to the use; ,outdoor storage of storage sheds, <br />containers and portable toilets on-site; pumping out <br />contents of portable toilets, as necessary. <br /> <br />1. The applicant shall submit a revised site plan for the <br />review and approval of the Planning Director, showing <br />the location and exact size of the storage areas for <br />the rental storage sheds and portable toilets, <br />including a loading area. Said site plan shall <br />indicate that storage and access areas are sufficient <br />to allow operation of the storage and rental service <br />in a safe and orderly manner. <br /> <br />2. storage and loading areas shall be on sealed, dust- <br />free surfaces to the satisfaction of the City <br />Engineer, shall not interfere with or impede on-site <br />traffic circulation and shall not be located in a <br />designated travel lane or parking area designated for <br />other uses. <br /> <br />3. A maximum area of 6,500 square feet may be dedicated <br />to storage of portable toilets, and a maximum area of <br />4,800 square feet may be dedicated to the storage of <br />rental sheds, area permitting. <br /> <br />2. Any proposed expansion or intensification of any of the uses <br />listed above shall be submitted to the Planning Director for <br />review. The Planning Director shall determine whether such <br />proposed intensification or expansion is within the limits of <br />the activities as listed above, and within the bounds of the use <br />permits as conditioned. Should the Director determine that the <br />expansion or intensification of the use is not covered, the <br />Director may refer the matter to the Planning commission for <br />review, and possible application for a new use permit. <br />Expansion or intensification of the use without review shall be <br />considered a violation of the conditions of approval of this <br />case. <br /> <br />3. No new uses shall be permitted on the site without review by the <br />Planning Department. Uses allowed by the zoning district which <br />are incidental to and/or ancillary to the waste transfer <br />station, recycling collection facility and recycling processing <br />facility (i.e., primary uses) may be approved by the Planning <br />Director subject to the review and approval of a site plan <br />showing the location of the use, required employee or customer <br />parking areas, storage and service areas and access. If the <br />Planning Director finds such use to be compatible with the <br />primary uses, the Planning Director may allow such use, subject <br />to reasonable conditions as may be required to ensure the public <br />health, safety and welfare. <br />
