Concept Plan, dated 12J21/04, prepared by MD Fotheringham. Curbs and gutters, two, 55-foot radius <br /> roundabouts, street frontage landscape and related improvements may be designed as Base Bid items. <br /> <br /> Approach: MD Fotheringham (MDF) will work with a team of sub-consultants to complete the scope items described <br /> herein. Creegnn + D'Angeio (C+D) will provide civil engineering services, including field and site drainage, utility design, <br /> spore field and site lighting and structural engineering. Mark Cavagnero Architects (MCA) will provide concept design end <br /> design development level architectural design for the restrooms, concessions, and announcer's bouth, storage and shade <br /> arcade associated with the baseball plaz~ Sec Exhibit 'C' for additional sub-censultants on the Project. MDF will serve as <br /> prime consultant, directing the design team and providing landscape architectural design in the completion of preliminary <br /> (35%) end const~ctien documents (75% and 100%) for the development of the Phase One, Scenario 1 Sports Fields <br /> complex. <br /> <br /> Assumptions: Listed below are the assumptions upon which our fee is predicated. Any work required as a result of the <br /> failure of any of these assumptions to hold true, including a change in Phase One park programming, will be considered an <br /> additional service to this Scope. Additional Services will be agreed to by Client prior to execution, end are to be paid for on a <br /> time end materials basis in accordance with Appendix C, "Hourly Fee Schedule". <br /> <br /> A. The project will consist of the development of approximetely thirteen acres of land owned entirely by the City <br /> of Pleasanton. This Scope assumes that no land title, agency jurisdictional issue, utility access easement, and/or <br /> right of way issues must be resolved in order to build the planned improvements. Any such work that may be <br /> required can be provided as an addifio~tl service to this Scope. This Scope includes preparing submittals and <br /> assisting the Client in gaining PUD approval for Phase One. <br /> <br /> B. The site is to be ADA compliant, where possible, and Consultant will indicate specific ADA access corridors <br /> on plans for such purposes. <br /> <br /> C. Development of the site will not require "LEED" certification. Any work to develop information that <br /> shows that the work conforms in spirit to a LEED-based approach to design will be deemed an additional service <br /> work item. <br /> <br /> D. The City will provide available site information drawings, in AutoCad format if possible, that identify the <br /> existing and planned construction at and surrounding the site. <br /> <br /> E. The City will provide a copy of the applicable recorded Tract Map and any boundary survey mapping available, <br /> a topographic survey map, if available, and horizontal end vertical survey control information in the vicinity of the <br /> project with appropriate coordinate information to fie to the improvement plans mentioned above. The survey maps <br /> will be provided to us in AutoCad format. Consultant will provide supplemental topographic survey infonnetion, as <br /> needed, in order to v~ify the information provided by the City. Additional work incurred as a result of inaccuracy <br /> or insufficiency of the City-furnished topographic survey will be considered an additional service. <br /> <br /> F. Consultant team services will include the design of paving, grading, and main lines for water, sanitary sewer and <br /> storm drainage, and related facilities. Our design will include a consideration of the final overall system <br /> requirements based on the full build-out of the park. Our consultant team will design the project joint trench <br /> utilities, including communications, elec~cai power, street and parking lot lighting, lighting for two fields, limited <br /> path lighting, end gas. Joint trench utilities will be delivered to the point of use. Design services will also include <br /> planting, irrigation, building electrical, building plumbing and mechanical, scoreboard location end signage location <br /> and details. Design Development level of services will be provided for the baseball plaza architectural elements. <br /> Our sub-consultant structural engineer will prepare sUuctural design engineering services. <br /> <br />Bcmal Community Park Phase One Spots Fields 2 <br /> <br /> <br />
