G. The project will require an EIR review end will need to receive Planned Unit Development (PUD) approval
through the Platming Commission, concurrent with the Phase One Construction Documentmiun. Consultant team
will provide PUD design documents and City will provide EIR review.

H. The project will require street improvement plans for the approximately 1,200 linear feet of road extension to
the Phase One parking lot from an existing intersection. Design modifications for the existing interseOion at Valley
Avenue and Lagnna Creek Lane will be provided. The road end associated improvements will be designed per the
City's requirements for sa'eet width and pavement secedon. Frontage sidewalks and curb and gnaer are included, but
may be designated as "Add Alternate" bid items. Location of counecfions for the spoRs fields' utility laterals to
utility mains in the sweet will be shown on these plans, as will profiles of the utility installations under the street.

I. We have assumed that there will be no requirement for a detention and de-siltation pond, and that the existing
facility located to the south of the project site will serve adequately for such purposes. Our understanding is that the
net paved area increase resulting from this project will not be materially different from what was assumed during
the City-commissioned drainage study of the entire park area. Since this is so, the overall drainage flows from the
project area will not be materially changed from what was assumed by the City's engineer in the design of the
e~isfing detention facility. Filtration devices, in the form of bio-swales and/or catch basin mounted filters will be
designed at the City's direction.

J. The City will provide a copy of the area hydrology study conducted by others. Additional off-site drainage
studies are not included at this time.

K. We have assxuned that the pea'mitring agency will be the City of Pleasanton. Consultant will endeavor to respond
to agency commems in a timely manner.

L. We have assumed that drainage of sewage and storm water will be by gravity into existing systems in the area of
the planned intersection at Valley Avenue and Lagnna Creek Lane, and that lift stations and force mains will not be
required. Any such work will be considered an additional service.

M. Project submittal schedule will be developed and maintained by the Consultant. Submittal sequence: Planned
Unit Development submittal; preliminary design (35%); design development (75%); construction documentation
(100%); bid documents.

N. The consultant team will contract directly with its preferred Geoteehnical Engineer for all soils analysis, testing
and reports, and will furnish such reports to the City end team members when available.

O. City will car~y out noticing and distribution of our work products for approvals and bidding. We will coordinate
with, and provide eleclxonic and hard copies of our work in order to facilitate this activity by City. We will provide
six copies of documents at each submiaal milestone: 35%, 75%, 100% and final Bid Documents.

P. All work relating to the design of adjacent drainage channels, including hydrology studies, design of headwalls,
culverts, alignment and sections will be provided by others in electronic format, for our use during our design
efforts. Any rework of our design caused by changes to the design of these elements, once submitted to us, will be
considered an additional Service. Consultant will coordinate channel design with City's consultant team who is
responsible for channel realignment projects within the Bernal Property.

Bemal Commumty Park Phase One Spots Fields 3
