B. PRELIMINARY DESIGN (35%) <br /> <br /> Consultant will provide Preliminary Design Documents, which will serve as the basis for Design Development and <br /> Construction Documents, and clarify and confirm the general design direction for the Project in accordance with the <br /> previously approved Phase One Sports Fields Plan (as part of the Bernal Community Park Master Plan), the <br /> preliminary Phase II Specific Plan, City Council direction and applicable governmental codes and ordinances. Design <br /> intent is to provide as complete a park design as possible, given the Project Budget. Services will be provided <br /> concurrently with PUD approval process. Documents will be drawn at approPriate scales, organized into one set and <br /> will include the following: <br /> <br /> 1. Sports Fields: Field locations and orientation, layout of dugouts, plaza, plaza architecture for <br /> restrooms, concessions, shade arcade, announcers booths and storage, field lighting, fencing and utility <br /> comdors, conceptual grading and drainage, inigation points of connection and controls. <br /> <br /> 2. Park Area: Restroom and storage location, floor plan and utility connections, play facilities, portions of <br /> park trail system to connect Phase One improvements, informal ball field, imgated and non-irrigated <br /> plantings in transition areas, tree planting. Other landscape improvements will include but not be limited to: <br /> Drinking foun~ns, benches, trash receptacles and other park furnishings that may be included in Phase <br /> One. <br /> <br /> 3. Parking Lots and Buffer/transition areas: Mimmum 64-space parking lot layout, refuse dumpster <br /> location and enclosure, lighting distribution to meet City intensity requirements, accessible walk <br /> connections to other Phase One improvements, surface drainage to undeveloped ground. Options for <br /> pervious paving and bio-swale improvements will be analyzed. <br /> <br /> 4. Parking, Access Roads and Infrastructure: Phase One road alignment and parking lot layout to be <br /> coordinated with circulation plan for the 318-acre Phase II Specific Plan. Utility design for Phase One to be <br /> coordinat~cl with ultimate requirements for the remaining 37-aere sports fields and the 318-acre Phase II <br /> Specific Plan, in terms of locations, pipe sizes and phasing. <br /> <br /> 5. Road extension from existing intersection to field parking lot, including buffer/transition areas will be <br /> designed. This section of road will include up to two roundabouts. The existing intersection at Valley <br /> Avenue will be modified to meet roundabout standards. Future connections to overall circulation plan for <br /> the Phase II specific Plan will be identified. <br /> <br /> 6. Prepare preliminary planting plan, plant palette, hydrozone designations and water budget~ <br /> <br /> 7. Prepare irrigation coordination plan to identify points of connection, main line muting, water service <br /> demand for this and future phases. <br /> <br /> 8. Prepare a phasing plan showing future park phases as well as concurrent adjacent cultivated stream <br /> projects. <br /> <br /> 9. Prepare preliminary estimate of probable construction cost for architecture, landscape architecture, site <br /> improvements and grading, based on die Phase One, Scenario #1 cost analyses for this Project. <br /> <br />Bernal Community Park Phase One Sports Fields 5 <br /> <br /> <br />
