Q. The arrangement of Sports Fields and other park facilities within the Bemal Community Park will be <br /> coordinated with concurrent schematic design alternatives for the entire 318-acre Bemal Property Phase II <br /> Specific Plan. Should the design fur the 50-acre Bernal Community Park change as a remit of City approval <br /> process such that the arrangement of the Phase One facilities needs to be modified, Consultant will provide <br /> design revisions as an "Additional Service." <br /> <br />II. BASIC SERVICES <br /> A. PUD SUBMITTAL AND PROJECT COORDINATION SERVICES <br /> <br /> 1. Consultant will prepare PUD submittals in order to assist City in gaining planning approvals for this 13- <br /> acre Phase One of the 50-acre Bemal Community Park. Submittals will include the required items on the <br /> PUD Application Form, or as determined by Cliem. Services will be provided on a Time and Materials <br /> basis, in accordance with Exhibit 'C'. <br /> <br /> 2. Consultant Geotechnical Engineer will perform soils tests and prepare investigation report for the <br /> Project. <br /> <br /> 3. Consultant will coordinate with other consultants and sub-consultants on adjacent projects during <br /> preparation of this project design and construction documents deliverables, including writ~n documents, <br /> presentation drawings, analysis and technical drawings, and estimates of probable construction costs. <br /> <br /> 4. Consultant will coordinate with City and Project Civil Engineer in the preparation and/or confirmation <br /> of topographic and boundary survey with regard to existing site features affecting landscape, park and open <br /> space improvements anticipated in the Phase One Sports Fields as well as future phases. This survey will <br /> become the basis of the preliminary design and construction document base map information. <br /> <br /> 5. Consultant will coordinate these Phase One improvements with policies, objectives and open space <br /> concepts as described in the "Phase II Specific Plan for the Bemal Property", which focuses primarily on the <br /> planning and future implementation of the overall 318-acre Bernal Property Ama. <br /> <br /> 6. Consultant will confirm that Phase One improvements are consistent with design and planning policies <br /> and guidelines of the Bemal Community Park Master, "Draft 3", prepared by this Consultant. <br /> <br /> 7. Consultant and its sub-<onsultants will follow all applicable City Standard design and engineering <br /> criteria in this first phase of the Bemal Community Park improvements, including street and parking <br /> standards, water quality, utility systems, traffic controls and green building guidelines. <br /> <br /> 8. Consultant will attend public and client meetings, as necessary, and make presentations of the design <br /> submittals as the design evolves, including the PUD approval process. Sixteen (16) public/client meetings <br /> are anticipated through preparation of Bid Documents, (based on weekly meetings over four months). <br /> <br /> Work products: <br /> <br /> a.
