<br />Resolution No. PC-93-19 <br />Page 5 <br /> <br />6. All building and/ or structural plans must comply with all <br />codes and ordinances in effect before the Building Department <br />will issue permits. <br /> <br />7. The applicant shall pay any and all fees to which the property <br />may be subject prior to occupancy. <br /> <br />8. The applicant shall post address numerals on the building so <br />as to be plainly visible from all adjoining streets or <br />driveways during both daylight and night time hours. Tenant <br />spaces shall be identified as determined by the city. <br /> <br />9. The business shall meet all requirements of the Pleasanton <br />Fire Code (Chapter 20.24 of the Pleasanton Municipal Code). <br /> <br />10. If required by the police Department, the building(s) shall be <br />equipped with an alarm system, the type to be approved by the <br />police Department, and that this system shall be installed <br />prior to occupancy of the building. <br /> <br />11. Prior to the issuance of a zoning certificate or business <br />license, the applicant must demonstrate that Hagstrom <br />Properties, or any subsequent owner of the property at 636 <br />Main street, has agreed to lease at least one (1) parking <br />space at the rear of the lot, adjacent to the building at 4341 <br />Railroad Avenue, for the use of the karate studio. The <br />applicant must provide proof that he has leased this space and <br />shall sign an agreement with the City indicating that he will <br />continue to lease this space as long as the studio is in <br />operation. <br /> <br />12. Prior to the issuance of a zoning certificate or business <br />license, the applicant shall provide a bicycle rack on-site <br />near the Railroad Avenue driveway. The location shall be <br />subject to the review and approval of the planning Director, <br />city Traffic Engineer, and police Department to ensure a safe <br />installation. <br /> <br />13. This use permit is not transferrable to another address. A <br />new application must be made if the applicant relocates to <br />another site. <br /> <br />- <br />
