The proposed use shall conform substantially to the project description, written narrative and floor plan, Exhibit "A", dated "Received March 25, 1993" on file with the Planning Department, except as modified by the following conditions. 2. If any changes in the karate studio or additional activities beyond that proposed by the written narrative are desired, prior city review and approval is required. Requests for modification of the use permit shall be submitted to the Planning Director. said changes may require a modification of the use permit or, upon determination of the planning Director, a new use permit may be required. 3. If operation of this use results in conflicts pertaining to parking, noise, traffic, or other impacts, at the discretion of the planning Director, this conditional use permit may be referred to the planning commission for subsequent review at a public hearing. If necessary, the commission may modify or add conditions of approval to mitigate such impacts, or may revoke said conditional use permit. 4. The karate studio shall be conducted as described in the application letter dated March 25, 1993, with the following stipulations: a. The hours of operation shall be limited to Monday - Friday 5:30 PM - 10:00 PM and Saturday, 9:00 AM - 5:00 PM; b. Weekday classes shall be conducted between the hours of 6:00 PM and 9:15 PM; c. The total number of students in any group class shall not exceed fifteen (15); d. The total number of students per week shall be limited to 150; e. The total number of employees shall be limited to two; and f. GrOUp classes shall be conducted with a fifteen (15) minute interval between classes, i.e. weekday classes shall be operated such that the first class ends at 7:30 PM and the second class begins at 7:45 PM. 5. The applicant shall maintain the area surrounding the studio in a clean and orderly manner at all times. .
