<br />Resolution No. PC-93-I7 <br />Page 5 <br /> <br />7. If operation of this use results in conflicts pertaining to <br />parking, noise, traffic, or other impacts, at the discretion <br />of the Planning Director, this conditional use permit may be <br />referred to the Planning commission for subsequent review at <br />a public hearing. If necessary, the commission may modify or <br />add conditions of approval to mitigate such impacts, or may <br />revoke the conditional use permit. <br /> <br />8. There shall be no more than 20 horses kept on the site at any <br />given time, including those owned by the applicant. The <br />boarding of additional horses shall be subject to subsequent <br />review and approval by the Planning Director. <br /> <br />9. There shall be no major events open to the public on the site <br />relative to the horse boarding facility. Horse-riding lessons <br />shall be limited to individualized instruction with no more <br />than five students at a given time. <br /> <br />10. No employees other than residents of the property shall live <br />on the site. <br /> <br />11. The applicant shall provide a specific area for washing horses <br />prior to occupancy. The wash racks/bathing area shall be <br />located on concrete. The final location of the facility shall <br />be subject to review and approval by the Planning Director <br />prior to the issuance of any building permits for the <br />facility. <br /> <br />12. The roads, parking lot, and other areas of the facility shall <br />be maintained in a clean, dust-free manner at all times. The <br />applicant shall employ appropriate measures to ensure that <br />dust does not adversely impact adjacent properties. <br /> <br />13. The developer shall obtain all building and other applicable <br />City permits for the horse stable and related improvements <br />prior to construction. <br /> <br />14. Final inspection by the planning Department is required upon <br />completion of the buildings and prior to opening the facility <br />for use. <br /> <br />15. The applicant shall comply with all the applicable <br />requirements and regulations of the County Health Care <br />Services and Vector control Agencies, including regulations on <br />animal waste removal. <br /> <br />.. ., . <br />
