<br />Resolution No. PC-93-l7 <br />Page 4 <br /> <br />EXHIBIT B <br />Resolution NO. PC-93-17 <br />conditions of Approval <br />Case UP-93-8 <br /> <br />1. The proposed development shall conform substantially to the <br />site plans, elevations, and related materials, Exhibit A <br />(dated "Received February 4, 1993") I on file with the planning <br />Department, except as modified by these conditions. <br /> <br />2. The site plan shall be modified so that the setbacks for the <br />stable building(s), hay barn, and all other accessory <br />structures are a minimum of 18 feet as measured from the <br />property line to the nearest exterior wall. A revised site <br />plan for the Phase I buildings shall be submitted for review <br />and approval by the planning Director prior to the issuance of <br />building permits. The Planning Director may allow minor <br />revisions to the site plan which may be necessary to achieve <br />the setbacks, such as reducing the number of stalls or <br />relocating the hay barn. <br /> <br />3. The applicant shall plant additional trees and shrubs along <br />the western property line to provide an increased visual <br />buffer between the subject property and the existing <br />recreation facility to the west. The specific quantity and <br />location shall be subject to review and approval in <br />conjunction with administrative design review of the <br />design-related elements of the project. <br /> <br />4. The final design plans for the Phase I buildings, landscaping, <br />and other design elements of the horse boarding facility shall <br />be submitted for administrative design review approval prior <br />to the issuance of building permits. <br /> <br />5. Approval of this use permit shall not take effect until the <br />recording of the annexation map by the Alameda county Local <br />Area Formation Commission (LAFCQ). <br /> <br />6. This approval is only for the first phase improvements <br />designated in the submittal (first 20-stall stable building, <br />hay barn, and related improvements). Prior to approval of the <br />second phase, and no sooner than 12 months after the first <br />phase has been in operation, the Planning Director shall <br />review the facility to determine whether the second phase of <br />improvements should be approved. The design of the Phase II <br />improvements (horse stalls, indoor arena, etc.) shall <br />submitted for administrative design review approval at that <br />time. The Planning Director may refer the application to the <br />planning commission for review if he determines that the <br />Phase II improvements may substantially alter the operation of <br />the facility. <br /> <br />n _ I . <br />
