<br />Resolution No. PC-9J-IJ <br />Page 3 <br /> <br />The site is an infi11 property surrounded by a <br />variety of office/industrial land uses. site <br />boundaries include the Alameda County <br />Transportation Corridor on the north, Tassajara <br />Creek on the east, stoneridge Drive and Gibraltar <br />Drive on the south, and Hacienda Drive on the west. <br />Buildings are well-proportioned and designed. <br />Through deep building setbacks and generous <br />landscape treatments, the site design avoids the <br />wall-like building effect that has been a major <br />concern expressed in the past by the City. <br />Landscaping is attractive, frames public and <br />private views, and ties the project in with the <br />surrounding development within the Hacienda <br />Business park. <br /> <br />4. Whether grading takes into account environmental <br />characteristics and is designed in keeping with the <br />best engineering practices to avoid erosion, <br />slides, or flooding to have as minimal an effect <br />upon the environment as possible: <br /> <br />a. The SUbject property is relatively flat. Grading <br />will be limited to building pads and streets, and <br />to raising the site grades along Hacienda Drive, <br />stoneridge Drive, and Gibraltar Drive. <br /> <br />b. The subject property is not located in the Alquist- <br />Priolo Special studies Zone. Requirements of the <br />Uniform Building Code -- implemented by the City at <br />the Building Permit review -- would ensure that <br />building foundations and private street/on-site <br />parking areas are constructed on satisfactorily <br />compacted fill. Erosion control and dust <br />suppression measures will be documented in the <br />final map and will be administered by the City's <br />Building and Public Works Departments. <br /> <br />5. Whether adequate public safety measures have been <br />incorporated into the design of the plan: <br /> <br />a. All on-site streets and parking areas meet City <br />standards and are adequate to handle anticipated <br />traffic volumes. <br /> <br />b. Buildings are designed to meet the requirements of <br />the Uniform Building Code and other applicable city <br />codes. <br /> <br />c. Adequate access is provided to all structures for <br />police, fire, and other emergency vehicles. <br />
