<br />Resolution No. PC-93-13 <br />Page 19 <br /> <br />29. The applicant shall comply with the city's non-point storm drain <br />run-off ordinance. <br /> <br />30. The eight existing North Pleasanton Improvement District <br />assessments on Hacienda Business Park Lots 8A, 8B, and 26 shall <br />be divided according to the 496-lots approved with this <br />development plan. Common open space and recreation amenity area <br />parcels shall not be included in the division of assessments. <br />Prior to closure of escrow on a lot, the assessment shall be <br />paid by the developer to the city. Agreements between the <br />Prudential Insurance company, signature properties, and the City <br />of Pleasanton on the segregation and payment of the assessments <br />shall be worked out to the satisfaction of the city Attorney, <br />planning Director, and City Engineer prior to City Council <br />approval of the final map. <br /> <br />31. In order to assure the availability of city park facilities for <br />this project and the other residential projects to be located on <br />Hacienda Business Park Lots 8A, 8B, 26, and 60, no final map for <br />any project area shall be approved by the City council until a <br />city park site to General Plan and Municipal Code standards is <br />assured to the satisfaction of the Planning Director. <br /> <br />32. Noise <br /> <br />a. In Area "A", the applicant shall implement measures to <br />achieve an STC rating of 55 or better between garages and <br />upstairs living areas. The measures shall include, but not <br />be limited to, "screw" type garage door openers instead of <br />chain type, resilient ceiling channel in the garages, and <br />lightweight concrete deck construction in the ceiling/floor <br />assembly, and shall be submitted to the Planning Director <br />for review and approval prior to issuance of building <br />permits. <br /> <br />b. Project construction shall incorporate the recommendations <br />of the "Traffic Noise Assessment study for the Planned <br />'Hacienda' single- and MUlti-family Residential <br />Development, stoneridge Drive, Pleasanton", project No. 24- <br />087, dated september 16, 1992 by Edward L. Pack Associates, <br />Inc. Prior to approval of any tentative map, the applicant <br />shall indicate which measures from the report shall be <br />implemented. Said noise mitigation measures shall then be <br />shown on the building, site, and landscape construction <br />plans for review and approval by the planning Director <br />before issuance of building permits. <br />
