<br />Resolution No. PC-93-l3 <br />Page 17 <br /> <br />11) The applicant shall indicate in the CC&Rs for Area "C" <br />that homeowners are required to install at least one <br />15 gallon canopy-type or evergreen tree in the front <br />yard landscape area. <br /> <br />12) The applicant shall indicate on the tentative map the <br />additional two lots resulting from the Zone 7 <br />quitclaim of that area indicated on the plan as an <br />easement. <br /> <br />13) Private front yard and side yard landscaping visible <br />to streets shall be installed by the homeowner within <br />90 days of occupancy unless delayed by winter rains <br />(generally recognized to be from October 15 to April <br />15). No review of private landscaping is required by <br />the city. The developer shall provide a cash rebate - <br />- the amount to be determined by the developer -- to <br />the homeowner if the landscaping is completed within <br />90 days. <br /> <br />i. Engineering Requirements <br /> <br />Unless otherwise specified, the following design changes <br />shall be shown on the tentative map submittal to the <br />satisfaction of the city Engineer and Planning Director: <br /> <br />1) There shall be a 12' wide by 220' long deceleration <br />lane provided on the right-turn approach from <br />stoneridge Drive to "M" street. <br /> <br />2) The curb returns on "A", "0", "R", "M", and all <br />streets in Area "C" shall have a minimum 25' radius. <br />These details shall be shown on the tentative map. <br />variations from this requirement may be allowed by the <br />Planning Director and city Engineer on a case-by-case <br />basis. <br /> <br />3) All streets and storm drains shall be private and <br />shall be maintained by a property owners association. <br />Water lines and sanitary sewers shall be publicly <br />maintained. <br /> <br />4) There shall be individual water and sanitary sewer <br />laterals to each unit/lot in the project. <br /> <br />5) All street top-of-curb grades and building pad grades, <br />including garage floors shall be located above the <br />100-year flood plane elevation as determined by Zone <br />7. <br />
