<br />Resolution No. PC-93-l3 <br />Page 16 <br /> <br />4) The street section for "HH" street from the east leg <br />of "II" loop to the west leg of "LL" loop shall show <br />a 32' curb-to-curb width to allow for two travel lanes <br />and parking only on the southerly side of the street, <br />a 5' wide monolithic sidewalk on both sides and a 5'- <br />8' PSE behind the back of sidewalk. The remaining <br />portion of "HH" street shall be 32' wide and allow <br />parking on both sides of the street. <br /> <br />5) Curbs shall be painted red or appropriate signage <br />installed to enforce "No Parking" on those portions of <br />"HH" street and "II" loop as indicated above. <br /> <br />6) The rear lot lines of Lots 465, 466 and 467 shall be <br />adjusted so that the LAVWMA and City sewer easements <br />fall outside these lots. This area shall be <br />incorporated into the open space area and utilized as <br />a passive recreation area or "bonus" landscape area <br />for Area "B". This detail shall be shown on the <br />tentative map. <br /> <br />7) Single-story units shall be provided on all street <br />corner lots. All lots with single-story units shall <br />be designated on the tentative map. <br /> <br />8) On interior lots, single-story units shall back up to <br />single-story units, unless otherwise approved by the <br />Planning Director. <br /> <br />9) Area "C" shall include a mix of all four unit types as <br />well as a mix of architectural treatments for each <br />unit type. A minimum of 27 units (15% of the total <br />units for Area "C") of each two-story plan shall be <br />constructed on the site unless otherwise approved by <br />the Planning Director. In no case shall any unit type <br />be represented less than 10% of the total number of <br />units. Prior to issuance of building permits, the <br />applicant shall provide the housing release to the <br />Planning Director for review and approval. The mix of <br />two-story house plans within a housing release may <br />vary provided that the 15% minimum is achieved overall <br />on Area "C". <br /> <br />10) No driveway apron shall be less than 18' in length, <br />measured from 4' back of the face-of-curb. Where the <br />depth of the lot permits, the driveway apron shall be <br />measured from the back of the 5' wide sidewalk. <br />
