<br />Resolution No. PC-93-13 <br />Page 15 <br /> <br />4) Garage length shall maintain a clear interior length <br />of 20' and a width of 19', exclusive of washer/dryers, <br />hot water heater, required garbage/refuse cans, etc. <br />This detail shall be shown on the building <br />construction drawings for review and approval by the <br />Planning Director prior to issuance of building <br />permits. <br /> <br />5) With construction of Area "B", the developer shall <br />remove the existing chain-link fence between the Area <br />"B" common open space areas and Tassajara Creek. <br />Common area landscaping of Area "B" shall be extended <br />to edge of the paved pathway/driveway specified under <br />Condition No. 8c. <br /> <br />h. Area "C" <br /> <br />Unless otherwise specified, the following design changes <br />shall be shown on the tentative map submittal to the <br />satisfaction of the City Engineer and planning Director: <br /> <br />1) All streets shall have 6" vertical curbs, a 5' wide <br />monolithic sidewalk on both sides of the street, and <br />as' -8' wide PSE (depending on lotting pattern), <br />behind all sidewalks. The 5' wide sidewalk may be <br />narrowed to 4' where the dr i veway apron joins the <br />sidewalk. <br /> <br />2) The street section for "II", "JJ", "KK", and "LL" loop <br />streets shall show a 32' curb-to curb width to allow <br />two travel lanes and parking on both sides of the <br />street, a 5' monolithic sidewalk on both sides of the <br />street and a 5'-8' PSE behind the back of sidewalk. <br />However, that portion of "LL" loop by the recreation <br />area may be narrowed to 28' in width, and all curbs in <br />this portion of "LL" loop shall be painted red for no <br />parking. <br /> <br />3) The street section for "HH" street from the western <br />end of Area "c" to the east leg of "II" loop shall <br />show a 36' curb-to curb width to allow for two travel <br />lanes and parking on both sides of the street, a 5' <br />monolithic sidewalk on both sides of the street and a <br />5'-8' PSE behind the sidewalk. To achieve the wider <br />street, the most northerly portions of "II" loop may <br />be moved 4' to the north, to reduce the landscape <br />setback between "II" loop and the ACTC to no less than <br />11', or lots may be reduced in depth/width to achieve <br />the 4' street widening. <br />
