<br />Resolution No. PC-93-06 <br />Page 6 <br /> <br />c. Public rights-of-way landscaping on internal streets <br />including median island landscaping. (This requirement <br />does not include the median island landscaping in <br />stoneridge Drive.); <br /> <br />d. Private streets/courts and utilities in Village Two and <br />village Three; <br /> <br />e. Common areas and recreation facilities in Village One <br />through Village Three; <br /> <br />f. Private fencing in village Two and Village Three and <br />common masonry walls along Stoneridge Drive, Eagle <br />Parkway, and Garden Parkway; and <br /> <br />g. storm drainage swales, gutters, inlets, outfalls, and <br />channels not within the area of a dedicated public street <br />or public service easement approved by the city Engineer. <br /> <br />The City shall be granted the rights and remedies of the <br />association, but not the obligation, to enforce the <br />maintenance responsibilities of the property owners <br />association. The CC&R's shall be subject to the review and <br />approval of the City Attorney prior to recordation of the <br />final map. <br /> <br />6. The developer shall prepare development standards for <br />inclusion within the CC&R's for Village One through village <br />Three for decks, patio covers, pools/spas, and other accessory <br />structures for review and approval by the Planning Director <br />prior issuance of building permits. said standards shall <br />limit such structures in such a way as to ensure adequate open <br />space in rear/side yards while allowing reasonable use of <br />accessory structures. <br /> <br />7. Reimbursements <br /> <br />a. The developer shall contribute a pro-rata share of the <br />costs of widening El Charro Road, constructing the <br />Stoneridge Drive bridge over the Arroyo Mocho Canal, <br />improving the El Charro Road/I-580 freeway interchange, <br />and constructing 26-acres of public parks in the <br />Stoneridge Drive Specific Plan area. <br /> <br />b. The developer shall contribute the project's pro-rata <br />share of the noise analysis for the stoneridge Drive <br />Specific Plan area. <br /> <br />c. Fees for the Mohr-Martin sewer extension and of the East <br />Amador Relief Sewer extension shall be paid in accordance <br />to the terms of the Benefit Agreements for each district. <br /> <br />Payment may be pro-rated per village and shall be made with <br />recordation of the final map. <br />
