<br />Resolution No. PC-93-06 <br />Page 7 <br /> <br />8 . Trees <br /> <br />a. Prior to City council approval of the final map, the <br />developer shall arrange for a horticultural consultant to <br />conduct a field inspection of the trees on lots 86 and 87 <br />and the public park site shown on the tentative map. Based <br />upon on-site improvement plans, the consultant shall <br />provide recommendations devised to protect these trees <br />during grading and construction activity in a report to the <br />Planning Director for review and approval. The developer <br />shall ensure that the recommendations are properly <br />implemented during construction. After construction is <br />completed, the consultant shall certify in writing to <br />the Planning Director that the recommendations have been <br />followed. <br /> <br />b. The tree report shall also identify trees -- because of <br />health, type, and appearance -- to be preserved with site- <br />specific development, and the means to preserve these <br />trees. A copy of the tree report shall be provided to the <br />purchasers of Lots 86 and 87. <br /> <br />c. Except for those trees shown on the tentative map to be <br />removed, no tree shall be removed unless approved by the <br />Planning Director based on the recommendations within the <br />tree report. No tree shall be trimmed or pruned unless <br />supervised by a horticultural consultant. with recordation <br />of the final map, the developer shall post cash, letter of <br />credit, or other security satisfactory to the Planning <br />Director in the amount of $5,000 for each heritage tree <br />required to be preserved, up to a maximum of $25,000. This <br />cash bond or security shall be retained for one year <br />following acceptance of public improvements or completion <br />of construction, whichever is later, and shall be forfeited <br />if the trees are destroyed or substantially damaged. <br /> <br />9. All conditions of PUD 91-11 (Ordinance No. 1554) and PUD-92-4 <br />(Ordinance No. 1570) shall remain in full force and effect. <br /> <br />10. Construction Phasing <br /> <br />a. with the first final map, the developer shall dedicate to <br />the city stoneridge Drive street -- including the linear <br />park -- across the frontage of the site and the neighbor- <br />hood public site. <br /> <br />b. Separate final maps may be recorded for only the three <br />villages approved with this subdivision. Lots 1 through 87 <br />shall be included in the final map for Village One. Lots <br />88 through 215 shall be included in the final map for <br />village Two. Only Lots 216 through 285 and 365 through 374 <br />shall be included in the final map for Village Three. Lots <br />286 through 373 of village Three shall be designated a <br />remainder parcel, and may be subdivided only after growth <br />management approvals by the city Council. <br /> <br />- <br />
