<br />Resolution No. PC-93-06 <br />Page 5 <br /> <br />Exhibit liB" <br /> <br />Conditions of Approval <br />Resolution No. PC-93-06 <br /> <br />Tract 6593 <br /> <br />1. This subdivision shall be substantially as shown on the <br />tentative map, grading plan, and house siting plan, Exhibit <br />"A", dated "Received, January 22, 1993" on file with the <br />Planning Department, except as modified by the following <br />conditions. Minor changes to the plans may be allowed subject <br />to the approval of the Planning Director and City Engineer if <br />found to be in substantial conformance to the approved <br />exhibits. <br /> <br />2. The developer shall obtain all building and other applicable <br />city permits for the project prior to the commencement of <br />construction. <br /> <br />3. This vesting tentative map shall have no further validity, <br />force, or effect in the event that the developer fails to <br />record a final map prior to expiration of the growth <br />management approval for PUD-91-11. <br /> <br />4. with recordation of the final map for each village, the <br />developer shall provide a bond to the City that guarantees <br />installation of all common open space and recreational <br />improvements, private streets, street trees, and all common <br />infrastructure improvements shown on the improvement plans. <br />The developer shall provide an itemized cost estimate of said <br />improvements, to be submitted with the bond, for the review <br />and approval the Planning Director prior to approval of the <br />final map. The bond shall be returned to the applicant upon <br />acceptance of said improvements by the Planning Director. <br /> <br />5. property Owners Association <br /> <br />The applicant shall record CC&R's at the time of recordation <br />of the first final map which shall create a master property <br />owners association for this SUbdivision; individual villages, <br />however, may be covered by their own property owners <br />association provided it is subordinate to the master <br />association. The property owners association shall be <br />responsible for the maintenance of the following: <br /> <br />a. Private front and side yard landscaping in village One <br />through Village Three; <br /> <br />b. Back-up landscaping between the soundwall and face-of- <br />curb along stoneridge Drive, Eagle Parkway, and Garden <br />Parkway; <br />
