<br />Resolution No. PC-93-06 <br />Page 3 <br /> <br />The Stoneridge Drive Specific Plan Environmental <br />Impact Report has analyzed in detail the potential <br />hazards and effects of construction on the subject <br />property. Mitigation measures proposed by the EIR <br />to reduce the impacts to an insignificant level <br />will be constructed by other projects or will be <br />constructed by this project. <br /> <br />Full public street improvements including streets, <br />curb, gutter, and sidewalks, and adequate storm <br />drain, sanitary sewer, and water service facilities <br />will be provided to serve the site by other <br />developers or this project developer. All on-site <br />utilities will be designed and installed to City <br />standards to ensure the public health and safety <br />will be maintained. <br /> <br />The project site lies well outside the Airport Land <br />Use Commission's (ALUC) clear zone and approach <br />zone. The adopted ALUC safety zone, which defines <br />compatible and incompatible land uses, extends only <br />to the east side of El Charro Road. Buildings in <br />the Specific Plan area smaller than 52' in height <br />would not be affected by these regulations. <br /> <br />Buildings located in the 55 CNEL noise <br />adopted for the Livermore Airport will <br />special construction measures to mitigate <br />noise. <br /> <br />contour <br />include <br />airport <br /> <br />5. The design of the subdivision or its related <br />improvements will not conflict with easements, <br />acquired by the public at large, for access through <br />or use of property within the proposed subdivision. <br /> <br />On-site streets meet city standards and are <br />adequate to handle anticipated traffic volumes. <br />Access is provided to all structures for police, <br />fire, and other emergency vehicles. <br /> <br />Two points of access will be provided from the <br />overall subdivision to stoneridge Drive. <br /> <br />WHEREAS, the Planning commission determined that the tentative map <br />is in substantial conformance with the approved plans and <br />conditions of the development plans PUD-91-11 and <br />PUD-92-4 and Growth Management Program allocations as <br />approved by the City Council. <br />
