<br />Resolution No. PC-93-06 <br />Page 2 <br /> <br />therefore, the General Plan Land Use Element <br />designation for the site. <br /> <br />The approved development plan has received Growth <br />Management Program allocation for 295 lots, meaning <br />that the project conforms to the City's General <br />Plan growth policies in regards to subdivision. <br />The 79 lots not having growth management approval <br />are designated as a remainder parcel which cannot <br />be subdivided until a future growth management and <br />tentative map approval by the City. <br /> <br />2. The site is physically suitable for this type of <br />development and density. <br /> <br />All lots except two custom lots are conditioned to <br />be designed to drain into an on-site storm drain <br />system that will then be connected to public street <br />storm drains. Final grading and drainage plans <br />will be reviewed by the city Engineer prior to <br />construction. <br /> <br />The site is subject to the 100 year flood according <br />to the Federal Emergency Management Agency (FEMA). <br />Building pads will be located above the level of <br />the 100-year flood. The developer will petition <br />FEMA to reclassify the lots and buildings covered <br />by this subdivision prior to close of escrow. <br /> <br />The site is relatively flat. The subject property <br />is not located in the Alquist-Priolo study Zone. <br /> <br />Grading will be limited to pUblic/private street <br />construction, building pads, and the public school <br />and neighborhood park sites. <br /> <br />3. The design of the subdivision and proposed <br />improvements will not cause substantial <br />environmental damage or substantially and avoidably <br />injure fish or wildlife or their habitat. <br /> <br />The site contains no significant animal or plant <br />life and no endangered species. The biological <br />impacts of development of this site were analyzed <br />with the stoneridge Drive Specific Plan ErR. No <br />impact to fish or wildlife or their habitat is <br />anticipated with this project. <br /> <br />4. The design of the subdivision is not likely to <br />cause serious public health problems. <br />
