<br />Resolution No. PC-93-06 <br />Page 13 <br /> <br />b. The configuration of the cul-de-sac bulb at the end of <br />Martin Avenue shall be worked out prior to city Council <br />approval of the final map to the satisfaction of the City <br />Engineer and Planning Director. <br /> <br />c. The grade on stork Court shall be revised to flow towards <br />Pleasant Drive, otherwise a drainage release shall placed <br />at the end of Stork Court. <br /> <br />d. Curb returns shall maintain a 20' minimum radius in <br />Village Two and a 25' minimum radius in Village Three. <br /> <br />e. All private courts shall drain towards the private <br />street, unless otherwise approved by the City Engineer. <br /> <br />f. All sidewalks shown within Village Two and Village Three <br />shall continue through to the curb return to the adj acent <br />street. <br /> <br />g. All streets within Village Two and Village Three shall be <br />private except stone pointe Way, Eagle Parkway, and <br />Garden Parkway. These street shall be posted for no <br />parking except in designated parking areas. <br /> <br />h. Final public and private street names shall be shown on <br />the final map prior to its submittal and shall be to the <br />satisfaction of the Planning Director. All units shall <br />be addressed to the internal private streets. <br /> <br />i. Access to the public/institutional properties on the <br />north side of Stoneridge Drive including the Zone 7 well <br />property shall be limited to right-turn ingress/egress <br />only, unless the driveway opening is located opposite a <br />signalized intersection. <br /> <br />j. There shall be no private driveway access to the <br />southside of Stoneridge Drive. The final map shall <br />reflect this condition. with recordation of the first <br />final, the developer shall abandon all access rights to <br />the south side of stoneridge Drive. <br /> <br />36. storm, Sanitary Sewer, and Water Lines <br /> <br />a. There shall be water, storm, and sanitary sewer laterals <br />stubbed to Lots 80 through 87. Storm drain laterals <br />shall be terminated with a clean-out. All storm drain <br />laterals shall be private and shall be maintained by the <br />individual lot owner. The CC&R's of the subject <br />subdivision shall include wording to the satisfaction of <br />the city Attorney covering this item. <br /> <br />b. A drainage release to Lots 86 and 87 shall be provided <br />from stone pointe Way. <br />
