<br />Resolution No. PC-93-06 <br />Page 12 <br /> <br />30. All existing septic tanks or holding tanks shall be removed or <br />sealed, filled, and abandoned, pursuant to the requirements of <br />the Alameda County Department of Health Services. <br /> <br />31. The developer shall submit a dust control plan or procedure as <br />part of the improvement plans. <br /> <br />32. Approval of the storm drainage system shall be subject to the <br />review and approval of the city Engineer and Zone 7, as <br />applicable, that the system is adequate, connects to an <br />approved point of discharge, meets any and all applicable <br />requirements of the Alameda County Flood Control District - <br />Zone 7, meets any and all applicable requirements of the <br />Federal Emergency Management Flood Hazard Program, the <br />California Department of Fish and Game, and meets the <br />immediate and long-range requirements of this development and <br />all upstream areas intended to be drained through this <br />development. <br /> <br />33. The applicant shall construct a bus pull-out area on Stone <br />Point way by the park and school properties, the location and <br />geometrics of which shall be subject to the review and <br />approval of the City Engineer. <br /> <br />34. Flood Elevations <br /> <br />a. Top-of-curb elevations shall be equal to or higher than <br />the lao-year flood elevation for the site, the flood <br />elevation based on Zone 7' s new HEC-2 runs for the Arroyo <br />Mocho channel. <br /> <br />b. All building pad grades shall be constructed above the <br />loa-year flood elevation. The developer shall process <br />through the Federal Emergency Management Agency (FEMA) a <br />request for a Letter of Map Amendment (LOMA). The <br />developer shall provide a conditional LOMA from FEMA to <br />the city Engineer prior to recordation of the final map. <br /> <br />c. Prior to final inspection of each building, the developer <br />shall provide to the City Engineer an "Elevation <br />Certificate" (FEMA form) that the building pad and <br />finished first floor elevations are above the laO-year <br />flood elevation. Prior to the close of escrow on a lot, <br />the developer shall provide the city a LOMA from FEMA, or <br />the developer shall pay the flood insurance costs for the <br />lot until such time as the LOMA is received by the City. <br /> <br />35. street Design <br /> <br />a. The typical 25' private street section shall be revised <br />to show an 18" wide gutter, unless otherwise approved by <br />the City Engineer. <br />
