The plan is consistent with the City's General <br />Plan: <br /> <br />The proposed modification, as conditioned, conforms <br />to the General Plan standards for site development. <br /> <br />3. <br /> <br />The plan is compatible with previously <br />properties in the vicinity and the <br />topographic features of the site: <br /> <br />developed <br />natural, <br /> <br />The proposed modification does not involve any new <br />physical development. <br /> <br />4. The grading takes into account environmental <br />characteristics and is designed in keeping with the <br />best engineering practices to avoid erosion, <br />slides, or flooding to have as minimal an effect <br />upon the environment as possible. <br /> <br />The proposed modification does not involve any new <br />physical development. <br /> <br />5. <br /> <br />The streets <br />located to <br />landscape: <br /> <br />and buildings have been designed and <br />complement the natural terrain and <br /> <br />The proposed modification does not involve any new <br />physical development. <br /> <br />6. <br /> <br />Adequate public safety measures have <br />incorporated into the design of the plan: <br /> <br />been <br /> <br />The proposed modification, as conditioned, should <br />not have any adverse impacts on public safety as <br />the existing parking lot appears to be sufficient <br />in size to accommodate "worst case" parking needs. <br /> <br />7. The plaza has already been <br />found to conform to the purposes of the PUD <br />District. <br /> <br />WHEREAS, The Planning commission determined that 1) the existing <br />21,335 sq. ft. cap on high parking demand uses has proven <br />to be unnecessary; and 2) the condition requiring gating <br />of the area and limiting the hours of use is a reasonable <br />restriction imposed to help achieve a suitable interface <br />between two differing land uses. <br />
