<br />3. The plan is compatible with previously developed <br />properties in the vicinity and the natural, <br />topographic features of the site: <br />The development pian for the site has transistioned <br />the natural grade between proposed and existing lots <br />in a compatible manner. Restrictions on structure <br />height, lot-grading, and landscaping through the <br />design guidelines and development standards will <br />create homes that are compatible with the surrounding <br />area. <br /> <br />4. The grading takes into account environmental <br />characteristics and is designed in keeping with the <br />best engineering practices to avoid erosion, slides, <br />or flooding to have as minimal an effect upon the <br />environment as possible: <br />Grading for development is proposed to substantially <br />alter the project site. This grading would be done in <br />a manner consistent with engineering practices to <br />avoid erosion, slides, or flooding. The proposal <br />would also retain the total amount of creek area on <br />site and the majority of existing trees. <br /> <br />5. The streets and buildings have been designed and <br />located to complement the natural terrain and <br />landscape: <br />The configuration of the lots have provided for a <br />continuation of the undulating topography in the area. <br />The design guidelines will require subsequent review <br />of all future homes and landscape plans to ensure that <br />additional development is consistent with the <br />surrounding area. <br /> <br />6. Adequate public safety measures have been incorporated <br />into the design of the plan: <br />Implementation of conditions and mitigation measures <br />requiring residential fire sprinklers, a wildland fire <br />management plan , etc. adequately address issues of <br />fire safety. Other safety issues have been <br />extensively analyzed in the EIR and have been <br />adequately addressed. <br /> <br />7. The plan conforms to the purposes of the PUD District: <br />Because of the existing constraints of the site, <br />development of the property is significantly <br />constrained. The proposed development plan seeks to <br />integrate the existing constraints (noise, existing <br />development, grading, creeks, and roadways) together <br />in one plan which minimizes the impacts on the <br />surrounding areas. The impacts associated with the <br />project have been reduced below the level of <br />significance, through the mitigation measures <br />contained in the EIR. <br /> <br />- .. <br />
